What Do HOA Fees Actually Cost in a Delaware Active Adult Community?

What does a Delaware active adult community HOA fee cover?

It is the question we get more than any other. The honest answer is that there is no single number, because an association fee is not one thing. It is whatever that specific community voted to pay for, written into that specific community's documents.

You can see the spread in just two Lewes communities. On September 29, 2026, most listings at Villages at Red Mill Pond showed $576 a quarter. Listings at Coastal Club showed anywhere from $333 to $1,139 a quarter, depending on the home. Same town, same week, very different numbers.

What moves a fee up or down is what is inside it. Some associations cover lawn care, irrigation, trash, the pool, the clubhouse staff and the private roads. Some cover the lawn and almost nothing else. Two communities a mile apart can look identical from the street and be hundreds of dollars a month apart, and the difference is entirely in what the documents say the association is responsible for.

This is not only a beach question. Communities in New Castle and Kent counties are built the same way, with an association fee, sometimes a second fee on top, and one-time charges at settlement. The figures differ community by community. The questions are the same.

Three things to ask for in writing, for the specific community, before you get attached to a floor plan:

  • The current fee amount and how often it is billed. Quarterly and monthly get mixed up constantly.
  • What the fee covers, line by line, and what it does not.
  • The reserve study and the reserve balance. That is what tells you whether the fee is likely to move.

What do the fees run at Villages at Red Mill Pond?

Villages at Red Mill Pond is a gated active adult community in Lewes.

We checked ten active listings in the community on September 29, 2026. Seven showed an association fee of $576 per quarter, which is about $192 a month. The other three showed $541, $546 and $561, which look like older figures that were never updated, so do not plan around them. Most listings showed a one-time capital contribution of $1,000 due at closing. One showed $1,225 in that same field, so ask for the one-time charges in writing for the specific address.

The listed coverage includes lawn maintenance, snow removal, road maintenance, common area maintenance, the pool and recreation facility, pier and dock maintenance and reserve funds. Not every listing lists every item, which is one more reason to get the list from the association, not the listing.

What do the fees run at Coastal Club?

Coastal Club is a gated active adult community in Lewes. This one has layers, and the layers are the reason people get caught out.

On September 29, 2026 we checked the seven Coastal Club listings on the market: five active, one under contract and one coming soon. The association fee on those listings ran from $333 to $1,139 per quarter. Four of the seven sat between $826 and $832. A listing does not tell you which fees are rolled into the number shown, and that is the point.

In our July 2026 video, the Coastal Club home we used as the example carried two recurring fees billed separately: $1,010 a quarter to the association and $693 a quarter to a condominium association. Combined, that worked out to about $568 a month. None of the listings we checked on September 29 showed a separate condominium fee, which is exactly the problem. A buyer who only asks about "the HOA fee" may hear one number when there are two.

Why is the one-time capital contribution the number people miss?

Because it does not show up in a monthly budget and nobody mentions it until settlement.

At Coastal Club, five of the seven listings we checked on September 29, 2026 showed a capital contribution of $2,250. One showed $5,000 in that field and another showed $7,250. One listing noted that the sellers had already paid the full clubhouse assessment. When the same field carries three different amounts in one community, the only safe number is the one the association puts in writing for that address.

In our July 2026 video, the one-time charges on the Coastal Club example came to a $5,000 association recreation fee, the $2,250 capital contribution and $295 in other fees. That was over $7,500 due at the settlement table before a single box came off the truck.

A capital contribution is not a deposit and you do not get it back. It typically goes to the association's reserves. It is a legitimate charge and it is disclosed in the documents. It is just that the documents arrive late in the process, and by then most people have already worked out their numbers.

Ask for the one-time charges the same day you ask for the recurring fee, in writing, for that community. There are usually three or four of them and they are usually on separate lines.

How much have Delaware HOA fees risen since 2017?

For our July 2026 video we went back to an old settlement from Coastal Club in 2017. The combined fee then was about $230 a month. Against the July 2026 figure of about $568 a month for the example home, that was more than double in under ten years.

That is one community and it is not a statewide index. What it does tell you is how fast this line can move, which is why a fee figure from a neighbor, a flyer or a listing from last season is not a number you should plan around. At Red Mill Pond, some listings still carry older quarterly figures today.

What are the HOA fees in every Delaware 55+ community?

This table covers every community we list as age restricted 55 and over in Delaware, grouped by county. Each figure is the approximate monthly fee shown on that community's own page on this site, with the date that figure is from. Fees change, some are billed quarterly, and several communities add a one-time charge at closing, so treat this as a starting point and ask us for the current fee sheet before you make an offer. Where a row says "Ask us," we do not yet publish a figure we are confident in.
