Every home in Village of Brandywine is a resale. The homes are attached carriage homes, built by McKee Builders, many with an entry through a private courtyard.
Layout: the listings we have seen have the primary suite on the main floor, with one or two more bedrooms and a loft upstairs, and two and a half baths or more.
Size: the floor plans run about 1,870 to 2,400 square feet, and recent listings show about 2,300 to 3,400 square feet counting finished basement space.
Basement and garage: full basements, some finished and some left unfinished with an egress window, and an attached two-car garage.
Age: the homes were built from about 2006 into the mid 2010s. Several owners replaced roofs in 2025.
Recent prices: 2025 listings ran from about $525,000 to $655,000.

The amenities center on the clubhouse and the grounds.
Clubhouse: a restored historic farmhouse near the entrance, with a great room, a kitchen set up for catering, and meeting and activity rooms.
Fitness: a fitness room with cardio and strength equipment.
Outdoors: walking paths through the community and around the ponds.
Golf: there is no golf course in the community.

You will see this community under two names. Village of Brandywine is the name on the MLS listings, and The Courtyards at Brandywine is the name the homes were marketed under when they were built. They are the same homes on the same streets, Cassell Court and Landis Way among them.
When you search: search both names. Most listings carry Village of Brandywine, and some sites, including 55+ directories, only show The Courtyards at Brandywine.
When you read a listing: a home described under either name is in this one community, with the same association and the same clubhouse.
The condo setup: the homes look like townhouses but are owned as condominium units, so the association insures and maintains the outside and the owner insures the inside.
We will get the resale certificate and the master insurance policy before you commit, so you see every cost up front.

Village of Brandywine has a Wilmington mailing address but sits in unincorporated New Castle County, outside the City of Wilmington.
Health care: ChristianaCare's Wilmington Hospital in downtown Wilmington is about 20 minutes away.
Everyday errands: Trader Joe's at 5605 Concord Pike, and Target and Lowe's at Brandywine Town Center, are a few minutes away.
Outdoors: Brandywine Creek State Park is about 15 minutes away.
Getting around: Concord Pike (Route 202) runs south to I-95 in Wilmington and north into Pennsylvania. Philadelphia International Airport is about 25 minutes.
Schools: Brandywine School District. Confirm school assignments with the district for any specific address.

Village of Brandywine is run by its condominium association.
What the fee covers: listings show the roof, the outside of the homes, lawn care, snow removal, trash pickup and the clubhouse.
Recent figures: 2025 listings show the condo fee at about $320 to $400 a month, depending on the home.
At settlement: check the resale certificate for any one-time transfer or capital fee.

Utilities: public water and public sewer, with natural gas forced-air heat and central air on the homes we have seen listed.
Maintenance: the association handles the roofs, exteriors, lawns and snow.
