Age: homes were built from about 2016 to 2020.
Recent prices: a January 2026 listing guide shows homes from the mid $300,000s to the high $400,000s.

Ashland has a Smyrna mailing address, and the U.S. Census address records place it inside the Town of Smyrna limits. That changes who provides what.
Town services: the Town of Smyrna provides water, sewer and trash pickup to homes inside its limits.
Town tax: homes inside the town pay a Town of Smyrna property tax on top of the Kent County and school tax.
Being in town: downtown Smyrna, with the Smyrna Opera House, is a few minutes north.
Compared with Spring Meadow: Spring Meadow, the other 55+ community on the south side of Smyrna, sits outside the town limits, so its tax bill and services are different.

Health care: the Bayhealth Emergency Center on North Carter Road in Smyrna is open around the clock. Bayhealth's Kent Campus hospital in Dover is about 11 miles south.
Beaches: Rehoboth Beach and Lewes are about an hour south by Route 1.
Everyday errands: Food Lion on Stadium Street in Smyrna, and the shops along Route 13.
Schools: Smyrna School District. Confirm school assignments with the district for any specific address.

Ashland is run by its homeowners association.
What the fees cover: lawn care, landscaping, snow removal and the common areas, including the clubhouse and trails.
Recent figures: a January 2026 listing guide shows dues of about $125 to $150 a month.
Pets and rules: pet and exterior rules are in the governing documents. Confirm them for the specific home.
