Every home in Spring Meadow is a resale. Wilkinson Builders built the community and finished it in 2014.
Home types: carriage homes, attached in groups of four, and single-family homes, with one-story and two-story plans.
Floor plans: the carriage homes include the Aster, the Amelia Classic, the Verbena Classic and the Bluebell Manor, in end and interior units. The single-family estate homes include the Iris, the Alyssum, the Foxglove and the Larkspur.
Size: September 2026 listings run about 1,300 to 2,800 square feet, from two bedrooms up to four. Some plans have a loft or bonus room upstairs.
Age: homes were built from 2006 to 2014.
Recent prices: September 2026 listings run from about $315,000 to $450,000. A three bedroom carriage home sold in July 2026 for $335,000.

The amenities are centered on the clubhouse, called Club Meadows, with the pool and courts beside it.
Clubhouse: a fitness room, billiards, a game room, a library, a card room, a kitchen and meeting rooms.
Pool: a heated saltwater outdoor pool, open May through October, with grills and shaded seating.
Courts and greens: bocce courts, indoor and outdoor shuffleboard, and a putting green.
Outside: landscaped walking paths through the community.

Spring Meadow was completed in 2014, so what you see is what the community will be.
No construction: there are no lots left to build and no builder phases still to come.
Homes that have settled in: most homes are 12 to 20 years old. Roofs, heating systems and water heaters may be original or may have been replaced. The listing and the inspection will tell you which.
A known fee history: the association has been run by its owners for years, so there is a track record of fees and reserves you can read before you buy.
Resale only: the choice at any time is whatever is listed. If you want a specific plan, tell us and we will watch for it.

Spring Meadow has a Smyrna mailing address but sits outside the Town of Smyrna limits, in unincorporated Kent County.
Health care: the Bayhealth Emergency Center on North Carter Road in Smyrna is open around the clock. Bayhealth's Kent Campus hospital in Dover is about 12 miles south.
Beaches: Rehoboth Beach and Lewes are about an hour south by Route 1.
Everyday errands: Food Lion on Stadium Street in Smyrna, and the shops along Route 13.
Schools: Smyrna School District. Confirm school assignments with the district for any specific address.

Spring Meadow is run by its homeowners association, with a professional management company.
What the fees cover: the clubhouse and pool, grass cutting and landscaping, and snow removal from driveways and walks after two inches or more.
Recent figures: 2026 listings show fees of about $150 to $165 a month, depending on the home.
At settlement: the association's buyer page lists a one-time $500 assessment at closing, plus transfer fees set out in the governing documents.
Pets and rules: pet and exterior rules are in the governing documents. Confirm them for the specific home.

Ownership: you own the home and the land under it. There is no ground lease.
Utilities: public water and public sewer, with natural gas heat in homes we have seen listed.
Trash: the association's buyer page says trash and recycling pickup is paid through the Kent County tax bill.
Maintenance: the association handles the lawns, landscaping and snow removal.
