Why the Two Layers Matter Here

The Preserve at Deep Creek is a larger all-ages development. Legacy is the 55+ section within it, with its own clubhouse and its own rules.
The age rule: the 55+ rule applies to the Legacy homes, not to the rest of The Preserve. Make sure the address you are looking at is inside the Legacy section.
The wider amenities: the main Preserve has its own clubhouse, pool and dog park. Ask us which of them a Legacy owner can use.
Fees: a Legacy home may pay into more than one association. The resale certificate shows every fee.
We will get the resale certificate for any home you are considering before you commit, so you see every fee and rule up front.

About the Taxes

Read this first: Active Adults Realty is not a tax, legal or financial advisor and nothing below is advice. Confirm every figure with your own tax professional, with New Castle County and with the Town of Middletown before you rely on it.
The state picture: Delaware has no state sales tax, no estate tax and no inheritance tax, and Social Security is not taxed.
The local picture: the bill is county and school tax, plus town tax if the home is inside the Town of Middletown limits. Confirm that for the specific address. New Castle County reassessed every property recently, so older tax figures on a listing may not reflect what you will pay.
Call 302-549-5164 and we will pull the recorded figures for the specific home you are considering.
