Ponds at Bayberry is the first and largest age-restricted section of the Village of Bayberry, a 1,500-acre master-planned community just north of Middletown.
What is here: about 570 detached single-family homes, built from 2015 on, with the main living areas and primary suite on the first floor.
The setting: the homes are laid out around a series of ponds, with walking trails and open space between the streets.
Where it sits: in the southern part of Bayberry, a short drive from Bayberry Town Center, downtown Middletown, Route 1 and the Route 301 toll road.
Access: there is no gate at the entrance.

About the Homes

Most homes in Ponds at Bayberry are resales now.
Builder: Blenheim Homes, on a set of ranch and first floor primary plans.
Size: the plans start at about 1,375 square feet on one level. With a second floor or a finished basement, some listings show more than 3,400 square feet.
Layout: two to five bedrooms, with the primary suite, kitchen and laundry on the first floor. Many homes have a basement, and some are walkouts.
Garage: an attached two-car garage on most of the homes we have seen listed.
Recent prices: 2025 and 2026 listings have run from about $550,000 to about $765,000.

About the Amenities

The amenities are centered on one large clubhouse, with a patio and fire pit looking over a pond.
Clubhouse: about 10,000 square feet, with a ballroom, a multipurpose room, a card room, a hobby and game room and a bar.

Courts: tennis, pickleball and bocce.

Ponds Is Its Own Section of Bayberry

Bayberry has more than one 55+ section, and the names are easy to mix up. Ponds at Bayberry is not the same place as Parks Edge at Bayberry.
Ponds at Bayberry: the original 55+ section, built from 2015, with about 570 homes and the large clubhouse described here. Listings often show it as Village of Bayberry South.
Parks Edge at Bayberry: a newer section, built from 2022, with about 210 homes and its own smaller clubhouse by the lake in Central Park.
The Grove at Bayberry: a third 55+ section next to Bayberry Town Center, with villas now and single-family homes planned.
Why it matters: each section has its own clubhouse and its own fee. Check which section a listing is in before you compare prices or fees.
