The Cascades

The Cascades was built by Lennar, which opened it in September 2022. The homes we see listed in 2026 are resales.
Plans: six plans from about 1,728 to 2,593 square feet, with two or three bedrooms and two or three baths.
Layout: most homes are on one level with the primary bedroom on the first floor. The two largest plans add a second-floor suite with a bath and loft, and some homes have a bonus room over the garage.
Garage: the listings we have seen have an attached two-car garage.
Lots: lots run about 0.14 to 0.25 acres in the listings we checked.
Recent prices: 2026 listings have run from about $490,000 to about $540,000.

The amenities center on the clubhouse.
Clubhouse: indoor and fireside seating.
Fitness: a fitness center in the clubhouse.
Pool: an outdoor pool.
Grounds: lawn care for every homesite is handled by the HOA.
Golf: there is no golf course in the community.

Every home at The Cascades is less than five years old, and the builder's sales have wound down, so most homes for sale now are resales by their first owners.
What that means for condition: roofs, systems and appliances are recent, and some homes may still have part of the builder's warranty. Ask for the warranty papers.
What that means for price: a resale here is priced against the newest homes nearby, so compare it with new construction before you decide.
Upgrades: homes were built with different options, so two homes on the same plan can differ a good deal inside.

The Cascades has a Newark mailing address but sits in unincorporated New Castle County, outside the City of Newark.
Health care: ChristianaCare's Christiana Hospital is under 20 minutes away.
Everyday errands: the ShopRite of Four Seasons on Route 896 in Glasgow is a few minutes away.
Outdoors: Glasgow Regional Park is about a mile away, and Lums Pond State Park is a short drive south on Route 896.
Getting around: Route 40 runs east toward Bear and Route 1 and west to the Maryland line, and Route 896 runs north to I-95 and downtown Newark.
Schools: Christina School District. Confirm school assignments with the district for any specific address.

The Cascades has one homeowners association.
What the fee covers: 2026 listings show lawn care, snow removal, trash, common area maintenance, the clubhouse, the fitness center and the pool.
Recent figures: 2026 listings show the HOA fee at about $137 to $138 a month.
At settlement: check the resale certificate for any one-time capital contribution or transfer fee.
Fees change. We will get the current figure for any home you are considering.

The practical details of owning here.
Utilities: public water from Artesian and public sewer, with natural gas forced-air heat, central air and a tankless gas water heater in the homes we have seen listed.
Maintenance: the HOA handles the lawns and snow. The owner maintains the house itself.
Smart features: the builder included a video doorbell, keyless entry and a smart thermostat. Check what is still in place in any resale.
Pets: confirm the pet rules in the HOA documents for the specific home.
