Every home we see for sale in the Village of Cinderberry is a resale.
Home types: attached twin homes and single-family homes, all with the main living on one floor.
Floor plans: the Patriot models, with two or three bedrooms, two baths and a one or two car garage, and the Piedmont models with a one car garage. Later single-family homes were built by Capstone Homes, including the Jackson and the Solomon, both three bedrooms with a two car garage.
Size: September 2026 listings run about 1,370 to 2,000 square feet, most with two bedrooms and two baths.
Age: the first homes went up around 2003 and 2004, and the newest we have found on record was built in 2019.
Recent prices: September 2026 listings run from about $300,000 to $380,000.

The amenities are in one community center at the front of the community.
Pool: a heated indoor saltwater pool with a hot tub, open all year.
The building: a community center of about 7,000 square feet.
Fitness: an exercise room in the same building.
Rooms: a library, a community hall and game rooms, including billiards.
Outside: shuffleboard courts, horseshoe pits and the sidewalks through the community.

The Village of Cinderberry is inside the Town of Georgetown limits, which is less common for a 55+ community in Sussex County, and it changes who provides what.
Town services: the Town of Georgetown provides water, sewer, trash pickup and recycling, billed quarterly.
The streets: the town maintains the streets, street lights, fire hydrants and the sewer pump station, not the association.
Town tax: homes pay a Town of Georgetown property tax on top of the county and school tax.
Being in town: The Circle, the county courthouse and the county offices are a short drive west, and the Beebe walk-in center is in town.

Georgetown is the county seat of Sussex County, in the middle of the county where Routes 113, 9 and 18 meet.
Health care: Beebe Walk-In Georgetown on Biden Avenue is open every day. The nearest full hospitals are Bayhealth's Sussex Campus in Milford and Beebe's main hospital in Lewes, each about 17 miles away.
Beaches: Lewes and Rehoboth Beach are about 20 miles east.
Everyday errands: Walmart Supercenter on College Park Lane is a few minutes away.
Schools: Indian River School District. Confirm school assignments with the district for any specific address.

The Village of Cinderberry is a condominium community with an owners association, set up in 2003.
What the fees cover: the community center and pool, lawn cutting and feeding, snow removal from driveways and walkways, the driveways and walks themselves, and the roof, siding, windows, front door and garage door of each home.
Insurance: the association carries a master insurance policy. Your insurer should read it to see where your own policy needs to start.
Recent figures: 2026 listings show a fee of about $410 a month. A home that sold in January 2026 showed $390 a month.
The rules: the association has written rules on exterior changes and a separate resolution on renting a home.

Utilities: public water and sewer from the Town of Georgetown, with natural gas heat and hot water in homes we have seen listed.
Maintenance: the association handles the lawns and the outside of the homes, including roofs and siding.
Internet and TV: Comcast service is available.
Pets: pet rules are in the governing documents. Confirm them for the specific home.
