A Proposed Community West of Lewes
Traditions of America at Lewes is a plan, not a finished community. It went to the state's early review in June 2026 and has not yet been approved by Sussex County.
What is planned: 302 detached single-family homes, under 55+ community rules, on about 150 acres.
The land: mostly farmland today, with about 73 acres planned as open space for recreation and stormwater ponds, and about 2 of its roughly 6 acres of woods proposed to be cleared.
Where it sits: on both sides of Hopkins Road west of Lewes, between Beaver Dam Road and Fisher Road, in unincorporated Sussex County.
Next to it: existing communities border the site, and the plan shows road connections toward undeveloped land to the north and toward the Heron Bay community to the south.
What is for sale: nothing yet. No homes, lots or reservations are being offered.
If you are watching this one, call us at 302-549-5164 and we will tell you when it moves forward, along with what is selling nearby now.
About the Homes
The builder is Traditions of America, a Pennsylvania company that builds only 55+ communities. This would be its first in Delaware.
Home type: the state review application describes detached single-family homes.
Floor plans: none have been released for this site. The builder's floor plans in other states are not a promise of what will be built here.
Prices: no pricing has been announced.
Timing: no construction or sales date has been announced, and none can be set until the county approves the plan.
When the builder releases plans and prices, we will post them here.
About the Amenities
The plan filed for state review shows a community amenity area and open space. The details have not been released.
Amenity area: shown on the plan, with no published list of what it will hold.
Open space: about 73 acres, set aside for active and passive recreation and for stormwater management.
Golf: none is planned.
What may change: the final amenity package is set during county review and can change before approval.
Still in Review, Not Yet Approved
The most important thing to understand about this community is where it is in the approval process.
State review: the plan went to the state's Preliminary Land Use Service on June 3, 2026, as application 2026-05-03. That is an early review where state agencies comment. It is not an approval.
County review: the next step is Sussex County. We have not found a county subdivision application or a scheduled public hearing for this project.
The county pause: Sussex County paused public hearings on subdivision applications in July 2026 after the state passed Senate Bill 23. As of September 2026 no restart date had been announced.
State planning area: the site is in an area the state's planning strategies generally do not favor for new growth. That does not stop a county approval, but agencies may ask for changes.
What that means for you: any plan, home count or amenity on this page can change, and the community may not be built as described.
If you want a new 55+ home near Lewes sooner, ask us about the communities below that are built or selling now.
About the Area
The site has a Lewes mailing address but sits outside the City of Lewes limits, in unincorporated Sussex County, west of Route 1.
Beaches: Lewes Beach and Cape Henlopen State Park are about a 20 minute drive, and Rehoboth Beach is about the same.
Health care: Beebe's main hospital on Savannah Road in Lewes is about a 15 minute drive, and Beebe's Specialty Surgical Hospital is off Route 24.
Everyday errands: the stores along Route 1 near Five Points are about 10 minutes away.

About the HOA
There is no association yet. One would be created if the plan is approved and built.

What fees would cover: not announced. In 55+ communities fees often cover lawn care and the amenities, but that has not been confirmed here.
Rules: the 55+ rules and any other covenants would be written into the community documents, which do not exist yet.
Fees change and none are set here yet. We will get the real figures once the builder publishes them.

About the Taxes
Read this first: Active Adults Realty is not a tax, legal or financial advisor and nothing below is advice. Confirm every figure with your own tax professional and with Sussex County before you rely on it.
The state picture: Delaware has no state sales tax, no estate tax and no inheritance tax, and Social Security is not taxed.
The local picture: the site is outside the City of Lewes limits, in unincorporated Sussex County, so a home here would pay county and school tax with no city tax on top. Sussex County reassessed every property recently, and no homes exist here yet to show a bill.
Call 302-549-5164 and we will pull the recorded figures for any built home you are comparing.
