Coastal Delaware new home construction is in full swing and my buyer clients are amazed. When they arrive for that first look at Delaware, they expect to find a roaring buyers market. The message is just getting out about Delaware and articles like the recent one in Where to Retire Magazine may help the education process. After all, Delaware is a small state of less than 1 Million people and we dont always get included in the national news reports on the housing industry.
As soon as we begin to drive through our popular active adult communities, like Independence, Bay Crossing or Heritage Shores, it quickly becomes apparent that there is construction everywhere. The days of spec homes or Quick Delivery homes is a thing of the past in most communities.
Even communities that are not age restricted but offer many of the same amenities are selling well. Nassau Grove, for example, is a K Hovnanian community with a Lewes address that has sold well right through the past few challenging years. They are not nearing completion and only a few lots remain.
So listen to the sounds of hammers and drills and trucks delivering building materials and remember those 3 Ls of Real Estate are important in every market Location, Location, Location.
