Every home in Nassau Grove is a resale. All of them are detached single-family homes with a primary suite on the first floor and a full basement.
Floor plans: plans on file for the community include the Ambassador at about 1,360 square feet, the Hadley at about 1,620, the Jasmine at about 1,860, the Halston at about 2,070, the Southerland at about 2,150, the Berry Hill at about 2,320 and the Sequoia at about 2,420. Some are one level and some add a second floor.
Builder: K. Hovnanian Homes built the whole community from 2006 to 2013.
Basements: every home has a full basement. Listings that count a finished basement show much larger square footage than the plan size.
Garage: the homes we have seen listed have an attached two car garage.
Recent prices: 2026 listings and sales have run from about $540,000 to about $690,000.

The amenities center on the clubhouse and pool, with the ponds and paths through the rest of the community.
Clubhouse: a large clubhouse with a fitness room, a theater room, billiards, table tennis, a reading room, card and game rooms, a craft room, a kitchen and a fireplace.
Pool: a saltwater pool overlooking one of the ponds, with in-pool umbrellas, plus a wading pool and a patio with a stone fireplace.
Courts: tennis, pickleball and bocce courts.
On the ponds: sidewalks around the ponds and a catch and release fishing pond.
Trail: the Georgetown to Lewes Trail runs beside the community.

Nassau Grove was set up as a site condominium. Every home is a detached house, but the recorded declaration and the Sussex County tax records classify the homes as condominiums.
Your insurance: the governing documents say each owner owns the limited common property around the home and must carry a single-family homeowner's policy on the house and that property. The association insures the common elements, such as the clubhouse and pool.
Your loan: the HOA itself warns that this setup can confuse lenders. Tell your lender early that the home is a detached house in a site condominium, because it can change which loans are available.
Renting: homes can be leased for at least 30 days with board approval, and no more than 5% of the 244 homes can be leased at one time.

Nassau Grove has a Lewes mailing address but sits outside the City of Lewes limits, in unincorporated Sussex County.
Health care: Beebe's main hospital on Savannah Road in Lewes is about four miles away.
Beaches: Lewes Beach and Cape Henlopen State Park are about five miles away, and the Rehoboth Beach boardwalk about eight.
Everyday errands: Giant and the other stores at Five Points, where Route 9 meets Route 1, are about a mile away.
Schools: Cape Henlopen School District. Confirm school assignments with the district for any specific address.

Nassau Grove has one homeowners association, with dues paid quarterly.
What the fees cover: mowing, edging and irrigation of every lawn, care of the front garden beds, fertilizing the front trees, weekly trash and every other week recycling, snow removal on the roads, and the clubhouse, pool and courts.
Recent figures: a home that sold in 2026 showed a fee of $755 a quarter.
Insurance: the association insures the common elements. Each owner insures the house.
At settlement: expect a one-time contribution to the association at settlement. The amount is on the resale certificate.

Maintenance: the association takes care of the lawns, irrigation and front beds. The owner takes care of the house itself.
Heating and cooling: forced air heat and central air in the homes we have seen listed.
Basement: a full basement under every home, finished in some and unfinished in others.
Pets: pet rules are in the governing documents. Confirm them for the specific home.
