Villages of Five Points

Every home we see for sale in the Villages of Five Points is a resale, and the home types differ by village.
East village: 140 single-family homes on East, North and West Hunters Run, Forest Drive and Hudsons Turn. Many were custom built, including by Lessard Builders, and the floor plans on this page include Brighton plans from about 1,570 to 2,760 square feet.
West village: 104 single-family homes on Dorsey, Exton, Fayette and nearby streets and Graceland Drive. The West village is built out.
Townhomes and condominiums: 104 townhomes in Town Center West, 146 condominiums in Town Center East, including those above the shops, and 90 condominiums on North Village Loop.
Size: September 2026 listings run from about 1,120 square feet for a two bedroom condominium to about 4,125 square feet for a five bedroom single-family home.
Recent prices: September 2026 listings run from $329,000 for a two bedroom condominium to $1,049,000 for a large custom single-family home in the East village.

All five villages share the same association amenities, spread between the East and West villages.
Pools: two outdoor pools, one on Chatham Street in the West village and one on Parker Run in the East village. The Chatham Street pool was renovated and reopened in June 2024.
Courts: six tennis courts and six pickleball courts next to the Chatham Street pool.
Community center: a community center that owners can also reserve for private events.
Paths and parks: almost two miles of walking and biking paths, a pocket park beside the Georgetown-Lewes Trail, a park on West Batten Street, a pavilion, a playground and a recreation field.
In the town center: a CVS, a bank, restaurants, a bakery, fitness studios and other services, and a DART bus stop on North Village Main Boulevard.

The old names East and West describe where a home sits, not separate communities. All five villages belong to one property owners association and share the same pools, courts and community center.
East village: 140 single-family homes with entrances off Savannah Road and Old Orchard Road, the Parker Run pool, and the largest homes we see listed.
West village: 104 single-family homes, built out, with the Chatham Street pool and courts close by.
Two layers in some villages: the single-family homes in the East and West villages answer only to the property owners association. The townhomes and condominiums also belong to their own sub-association with its own fee and rules.
Listing names: listings show the community as Villages of Five Points East or Villages of Five Points West, and some town center condominiums are listed under West. Ask us which village a home is actually in.

The Villages of Five Points has a Lewes mailing address but sits outside the City of Lewes limits, in unincorporated Sussex County.
Health care: Beebe's main hospital on Savannah Road in Lewes is about three miles away.
Beaches: Lewes Beach on Delaware Bay is about four miles away, and Rehoboth Beach about seven miles south.
Everyday errands: Weis Markets and CVS are at Five Points, beside the community.
Traffic: the Five Points intersection, where Routes 1 and 9 meet, is the main traffic junction for the Lewes area.
Schools: Cape Henlopen School District. Confirm school assignments with the district for any specific address.

The Villages of Five Points Property Owners Association covers all five villages and bills its dues quarterly. The townhome and condominium villages add a sub-association.
What the fees cover: for the single-family homes, September 2026 listings show common area maintenance, lawn care, the pools, road maintenance, snow removal, management and reserves. Condominium fees also cover the outside of the buildings, the master insurance and trash.
Recent figures: September 2026 condominium listings show about $500 to $815 a month, including the condominium association. A single-family listing in the East village shows $503.
Renting: rental rules differ by section. One September 2026 condominium listing states there is no minimum rental term for its section.
At settlement: expect a resale certificate from the property owners association, and from the sub-association where there is one.

Utilities: listings show central water and sewer, with electric heat pumps in the condominiums and geothermal heat in at least one East village home.
Maintenance: the association handles the common areas and lawns in the single-family villages, and the outside of the buildings in the condominium villages.
Getting around on foot: sidewalks and paths connect the homes to the town center, and the Georgetown-Lewes Trail runs beside the community.
Pets: pet rules are in the governing documents and can differ by sub-association. Confirm them for the specific home.

Sussex County reassessed every property recently, so older tax figures on a listing may not reflect what you will pay.
