About the Amenities

Nearby: Cape Henlopen State Park, the Lewes beaches and the Junction and Breakwater Trail are all within about five miles.
Why the Lots and the Small HOA Matter Here
Some lots in Nassau Station have been sold without a builder attached, and the association is small because there is little for it to run.
Your own builder: a 2024 lot listing said the buyer could use any builder, with no time limit to build.
Minimum sizes: that same listing set a minimum of 1,600 square feet for a one-level or Cape Cod home and 2,200 square feet for a two-story home. The covenants control what can be built.
A small association: with no clubhouse or pool to run, the annual fee has stayed low. Our older page described the association as run by a volunteer board rather than a management company.
If you want to build, we will check whether any lots are left and get the covenants before you buy.

What You Get
The practical details of owning here.
Utilities: public water and public sewer. Homes we have seen listed use electric heat pumps, and some also have propane for a fireplace or hot water.
Maintenance: each owner looks after their own home and yard.
Building rules: the covenants set minimum home sizes and other rules. Read them before you plan an addition or a new home.
Ask us for the covenants before you write an offer, especially on a lot.
About the Taxes
Read this first: Active Adults Realty is not a tax, legal or financial advisor and nothing below is advice. Confirm every figure with your own tax professional and with Sussex County before you rely on it.
The state picture: Delaware has no state sales tax, no estate tax and no inheritance tax, and Social Security is not taxed.
The local picture: Nassau Station appears to be outside the City of Lewes limits, in unincorporated Sussex County, so the property tax bill would be county and school tax with no city tax on top. Sussex County reassessed every property recently, so older tax figures on a listing may not reflect what you will pay.
Call 302-549-5164 and we will pull the recorded figures for the specific home you are considering.
