Home types: single-family homes only, many with the primary bedroom on the main floor and more bedrooms upstairs.
Floor plans: the plans built here include the Mayberry, Sanderling, Heron, Mariner, Herring Point, Kingfisher, Cassidy and Henlopen. A 2026 listing is a Kingfisher.
Size: 2026 listings and sales run from about 1,650 to about 3,650 square feet, with three to five bedrooms.
Age: 2026 listings we checked were built in 2013 and 2014, and the community was completed in 2016.
Recent prices: 2026 sales ran from about $750,000 to about $1,006,000. September 2026 listings run from about $945,000 to about $1,190,000.

The amenities are grouped at the clubhouse, with the ponds and the trail around them.
Clubhouse: a lounge and a fitness center.
Pool: an outdoor pool with a poolside bar area, grills and an outdoor fireplace.
The trail: direct access to the Junction and Breakwater Trail from the community.
Ponds: stormwater ponds inside the community, with some homes backing to the water.

Easier comparisons: with the same plans repeated across the streets, a recent sale of the same plan tells you more about value than it would in a custom community.
No construction next door: the community was completed in 2016, so there are no empty lots waiting for a builder.
Yard irrigation: the association maintains the irrigation system, which serves the common areas and the individual yards, according to a 2026 listing.
Renting: a 2026 listing states a minimum rental period of 30 days. Confirm the current rule in the governing documents.

Senators has a Lewes mailing address and sits on Gills Neck Road, on the Cape Henlopen side of Route 1.
Health care: Beebe Healthcare's main hospital on Savannah Road in Lewes is a short drive.
Beaches: Lewes Beach on Delaware Bay and the beaches of Cape Henlopen State Park are a short drive, or reachable by bike on the trail.
Everyday errands: Giant at Lighthouse Plaza on Route 1 is a short drive.
Schools: Cape Henlopen School District. Confirm school assignments with the district for any specific address.

Senators has a homeowners association that runs the clubhouse, the pool and the common grounds.
What the fees cover: the clubhouse, fitness center and pool, the common areas and ponds, and the irrigation system for the common areas and the yards.
Recent figures: we have not found a dated source for the current fee.
At settlement: most Sussex County associations charge a one-time capital contribution at settlement. The resale certificate shows it.

Utilities: natural gas heat and cooking in the homes we have seen listed. Who provides water, sewer and electric depends on the home. Confirm it on the listing.
Energy: some homes have solar panels or are wired for them. Check the listing, and ask whether any panels are owned or leased.
Garage: the homes we have seen listed have a two car garage.
Pets: pet rules are in the governing documents. Confirm them for the specific home.
