The Overlook is built by Schell Brothers. All 11 homes are four-story townhomes with five bedrooms.
Size: the floor plans run from about 3,900 to about 4,950 square feet, with four and a half baths.
Garages: most homes have a two-car garage. The end home is planned for two to four cars.
Elevator: a private elevator serves every level of each home.
On the roof: a rooftop deck, with an optional outdoor kitchen, and a roof reinforced to carry an owner-supplied hot tub.
New construction: the homes are new. Ask us where construction stands on any home before you plan a move date.

The Overlook is 11 homes on one corner lot, so the features are inside each home rather than shared.
In each home: a private elevator and a rooftop deck.
Close by: the bay beach at Lewes Beach is a short walk, and Cape Henlopen State Park is about a mile and a half east along Cape Henlopen Drive.
Shared amenities: the builder has not listed a pool or clubhouse. We will confirm what the association maintains.

The builder has sold all 11 homes, so the question here is not which lot to pick but when a resale will appear.
Resales only: with only 11 homes, a listing may not come up often. Tell us early and we will watch for it.
Timeline: City of Lewes records from August 2025 show the site plan approved, the parcels combined and construction set to start that fall, tied to road and utility work on Alaska Avenue.
Mixed use site: the approved plan pairs the homes with commercial parking on the same property. Ask us how that parking is laid out before you buy.
Low ground: Lewes Beach is low-lying land near the bay. Ask about the flood zone and flood insurance for any home here.

The Overlook has a Lewes address and sits inside the City of Lewes, at Lewes Beach.
Beaches: the bay beach at the foot of Savannah Road is a short walk, and Cape Henlopen State Park is about a mile and a half.
Health care: Beebe's main hospital on Savannah Road in Lewes is under a mile away, across the canal.
Downtown: Second Street and the shops of downtown Lewes are about half a mile away.
Getting around: the Cape May-Lewes Ferry terminal is a short drive east, and Savannah Road runs south to Five Points and Route 1.
Schools: Cape Henlopen School District. Confirm school assignments with the district for any specific address.

The Overlook is a small attached community, and the details of its association are not yet published.
Fees: we have not found a published fee figure for The Overlook.
Attached homes: with shared walls and a shared site, an association usually covers the common areas and exterior items. The documents will say exactly what is covered.
At settlement: check the resale certificate for any one-time contribution to the association.
Fees change. We will get the current figures for any home you are considering.
