Attached Villas on Canary Creek, Close to Downtown Lewes
Lewes Waterfront Preserve sits on the former Brittingham farm along New Road and Canary Creek, on the town side of Route 1.
What is here: about 89 attached villas, in buildings of several homes each, on small lots of under a tenth of an acre.
The land: about 34 acres. The plan keeps the wetlands and the creek edge as open space, with a 50 foot buffer from the wetlands.
Where it sits: about a mile and a half from Second Street in downtown Lewes, with one entrance on New Road.
Along the road: a landscaped berm and a 10 foot shared path run along the New Road side of the community.
Homes here come up a few at a time. Call us at 302-549-5164 and we will walk you through what is available.
About the Homes
Lewes Waterfront Preserve was built by NV Homes, a brand of NVR, as attached villas.
Home type: two story attached villas, with end units and interior units. Several homes share each building.
Size: most are about 2,300 to 2,500 square feet with four bedrooms, and larger homes with a finished lower level run to about 3,000 square feet with five bedrooms.
Inside: the builder's main plan, the Cypress Point, has a first floor owner's suite, a loft and three more bedrooms, with an attached one car garage.
Basements: some homes have a basement, which is uncommon this close to the water in Lewes. Ask us whether a home has one and whether it is finished.
Recent prices: new homes sold from about $690,000 to about $740,000 in 2024 and 2025, and in October 2026 four homes were for sale from about $700,000 to about $790,000.
The floor plans below show the models that were offered here. The exact size of any home is on its listing, and we will pull it for you.
About the Amenities
Lewes Waterfront Preserve was planned around its open space rather than a clubhouse.
Trails: walking trails through the open space, with benches and a gazebo shown on the approved plan.
Open space: the engineer's plan put about two thirds of the land in open space, much of it wetland along Canary Creek.
Shared path: a 10 foot path along New Road for walking and biking toward town.
What is not here: there is no clubhouse, pool or fitness center in the community.
Lewes Beach, Cape Henlopen State Park and the bike trails around Lewes do the work a clubhouse would elsewhere.
A New Community Inside the City of Lewes
Lewes Waterfront Preserve went through the City of Lewes, not Sussex County, and that shapes owning here.
City review: the Mayor and City Council gave the plan final approval in July 2021, under the city's annexation residential zoning.
City utilities: the Lewes Board of Public Works provided the letter to serve the site, and listings show public water and sewer.
Building rules: the city required fire sprinklers in each home and no vinyl on the outside, so the homes have fiber cement siding.
Recently built: the first homes were finished in 2024. The city still listed the project as under construction, so check the status of any lot near work in progress.
We will confirm with the city and the builder what is finished and what is still being built before you commit.
About the Area
Lewes Waterfront Preserve is on the bay side of Route 1, on New Road between Route 1 and downtown Lewes.
Town: Second Street in downtown Lewes is about a mile and a half away.

About the HOA
Lewes Waterfront Preserve has one homeowners association for the villas and the common land.
What the fees cover: listings show common area maintenance, trash and snow removal, and the builder said lawn care is included.
Recent figures: builder listings in late 2024 and early 2025 showed an HOA fee of about $100 a month.
At settlement: a one-time capital contribution may be due to the association. It is shown on the resale certificate.
Fees change, and they often rise once a builder hands the association to the owners. We will get the current figure for any home you are considering.
What You Get
The practical details of owning here.
Utilities: public water and sewer through the city, with natural gas heat and gas cooking in the homes we have seen listed.
Maintenance: lawn care through the association. The rest of the home, including the roof and siding, is worth asking about in the HOA documents.
Outdoor space: a rear deck or patio and front porches. The lots are small, so there is little room to add on.
Rules: the HOA and the city both set rules on exterior changes. Read them before you plan a project.
Ask us for the HOA documents before you write an offer.
About the Taxes
Read this first: Active Adults Realty is not a tax, legal or financial advisor and nothing below is advice. Confirm every figure with your own tax professional, the City of Lewes and Sussex County before you rely on it.
The state picture: Delaware has no state sales tax, no estate tax and no inheritance tax, and Social Security is not taxed.
The local picture: Lewes Waterfront Preserve was approved by the City of Lewes, so expect a City of Lewes tax bill in addition to county and school tax. Sussex County reassessed every property recently, and newer homes may show a tax figure based on the lot alone, so the tax on a listing may not reflect what you will pay.
Call 302-549-5164 and we will pull the recorded figures for the specific home you are considering.
