A Lewes Address Outside the City Line
Harbor Point has a Lewes mailing address, but county records on listings show Sussex County zoning and no City of Lewes tax.
Town services: outside city limits, services such as trash pickup run through the association rather than the City of Lewes. 2025 listings show trash included in the HOA fee.
Next to the marsh: the lots that back to the Great Marsh Preserve have the open views, and they also sit closest to low ground. Check the flood zone and insurance for the specific lot before you write an offer.
What will not change: the Great Marsh Preserve is protected land, so the view across it is not open to new building.
We will pull the flood zone and the recorded tax bill for any home you are considering.

About the Taxes
Read this first: Active Adults Realty is not a tax, legal or financial advisor and nothing below is advice. Confirm every figure with your own tax professional and with Sussex County before you rely on it.
The state picture: Delaware has no state sales tax, no estate tax and no inheritance tax, and Social Security is not taxed.
The local picture: Harbor Point is outside the City of Lewes limits, in unincorporated Sussex County, so the property tax bill is county and school tax with no city tax on top. Sussex County reassessed every property recently, so older tax figures on a listing may not reflect what you will pay.
Call 302-549-5164 and we will pull the recorded figures for the specific home you are considering.
