Canary Creek was built by NVHomes, starting in 2012. There are two home types: attached villas and detached single-family homes.
Villas: attached, with three bedrooms, a first-floor owner's suite, a loft and a one or two car garage. Recent listings run about 2,000 to 2,300 square feet.
Single-family homes: detached, three or four bedrooms, with a first-floor owner's suite and a two car garage. Recent listings run about 2,700 to 2,850 square feet.
Age: built from about 2012 into the mid 2010s, so systems on the earliest homes are reaching replacement age. Ask us what has been updated.
Recent prices: a villa sold in August 2024 for $585,000, a villa was listed in April 2025 at $635,000, and a single-family home was listed in April 2025 at $825,000.

Canary Creek does not have a clubhouse or pool program. What it has is land and location.
Open space: common grounds and a walking path, with trees along the back of many lots.
Next door: the University of Delaware's Virden Center borders the community.
Close by: the Lewes dog park, the Lewes Georgetown Trail and the Junction and Breakwater Trail toward Rehoboth Beach.
Lawn care: the association mows and fertilizes the lawns, trims shrubs and refreshes mulch, so the yard work is done for you.

Canary Creek is finished and it is inside the City of Lewes, and both facts shape what you buy here.
Resale only: there is no builder selling here anymore. What you see on the market is what there is, and the choice at any one time is small.
City of Lewes: the homes are inside city limits, so city services and a city property tax apply on top of the county and school tax.
Rentals: 2025 listings state that rentals shorter than 30 days are not allowed. Confirm the current rule on the resale certificate.

Canary Creek has a Lewes address and is inside the City of Lewes limits, east of Route 1.
Downtown: Second Street and the Lewes canal are about 1.1 miles away.
Beaches: Lewes Beach on Delaware Bay is about 2.5 miles away, and Cape Henlopen State Park is a short drive or bike ride.
Health care: Beebe's main hospital on Savannah Road in Lewes is under two miles away.
Getting around: New Road and Savannah Road connect to Route 1, and the Cape May-Lewes Ferry terminal is a few minutes away.
Schools: Cape Henlopen School District. Confirm school assignments with the district for any specific address.

Canary Creek has one homeowners association, with quarterly dues that differ for villas and single-family homes.
What the fees cover: lawn mowing and fertilizing, shrub trimming and mulch, common area maintenance, the private streets and snow removal on them.
Recent figures: listings show villa dues of about $165 a quarter in 2024 and about $187 a quarter in 2025, and single-family dues of about $251 a quarter in 2025, with trash included on that home.
At settlement: check the resale certificate for any one-time transfer or capital contribution.

Utilities: public water and public sewer. Inside the City of Lewes these are served through the Lewes Board of Public Works. Confirm the providers for the specific home.
Heat and gas: homes we have seen listed use heat pumps or propane forced air, with metered community propane for fireplaces and cooking.
Maintenance: the association handles the lawns and shrubs. The owner handles the house, the roof and the inside.
Energy: the original homes were built to ENERGY STAR standards.
