Every home we see for sale in Wolfe Pointe is a resale, and no two are quite the same.
Home types: single-family homes only, one-story and two-story, each built to its owner's plan.
Who built them: there is no single builder. Each owner hired a builder, and the plans went through the association's architectural review.
Size: September 2026 listings run about 3,600 to 3,700 square feet with four bedrooms and four to five baths.
Recent prices: September 2026 listings are about $1,095,000 to $1,200,000, and one home closed in August 2026 at $1,500,000.

The amenities are run by the property owners association.
Pools: a lap pool and a second recreation pool. The pool area was refurbished for the 2026 season and uses key fobs for entry.
Season: the pools are seasonal. In 2026 they close September 30, weather permitting.
Courts: lighted tennis and pickleball courts.
Grounds: landscaped common areas maintained by the association.

Wolfe Pointe is bordered on its outer sides by the canal, state park land and state wetlands, and that shapes what you are buying.
What borders it: the land beyond the community on those sides is state park and state wetlands, not building lots.
Boat access: the association documents we read say nothing about private docks on the canal. Do not assume a home comes with boat access. Ask us about the specific lot.
Flood and insurance: lots near the canal and the wetlands can fall in a flood zone. Your lender and insurer should check the flood map for the exact lot before you commit.

Wolfe Pointe has a Lewes address on the Gills Neck Road side of town, between downtown Lewes and Cape Henlopen State Park.
Beaches: the ocean and bay beaches of Cape Henlopen State Park are a bike ride away, and Lewes Beach is a few miles north.
Health care: Beebe Healthcare's main hospital on Savannah Road in Lewes is a few miles away.
Everyday errands: Giant at Lighthouse Plaza on Route 1 and the stores along Route 1 toward Rehoboth Beach.
Schools: Cape Henlopen School District. Confirm school assignments with the district for any specific address.

Wolfe Pointe is run by the Wolfe Pointe Property Owners Association, with an elected volunteer board, under the Delaware Uniform Common Interest Ownership Act.
What the fees cover: the pools, the tennis and pickleball courts and the landscaped common areas.
Exterior changes: every exterior change needs approval from the Architectural Review Committee, applied for at least 30 days before the work starts. Fences must be vinyl and in the back yard.
Resale documents: the association provides its resale documents for a $200 fee.
Recent figures: we have not found a dated source for the current fee.
Fees change. We will get the current figures for any home you are considering.

The practical details of owning here.
Utilities: the association lists Delaware Electric Cooperative for electric and the Lewes Board of Public Works for water. Confirm water and sewer for the specific home.
Internet and TV: Xfinity service is available.
Building on a lot: new construction needs architectural approval, a $300 application fee and a $5,000 builder escrow that is returned after the association inspects the finished site.
Signs and business use: for-sale signs must follow one standard design, and the lots may not be used to run a business.
