Every home in Breakwater was built by Schell Brothers. The homes we see for sale now are resales.
Home types: single-family homes, townhomes and twin homes. The townhomes and twins make up more than half the community.
Size: single-family homes run about 1,700 to more than 4,300 square feet. September 2026 townhome listings run from about 1,800 to about 4,000 square feet, with three to five bedrooms.
Layout: many townhomes have the primary bedroom on the main floor, and some larger ones have three or four finished levels with an elevator.
Age: one 2026 townhome listing was built in 2014. The year built of any home is on its listing, and we will pull it for you.
Recent prices: September 2026 townhome listings run from about $575,000 to about $800,000.
The floor plans below show the layouts. The exact size, age and floor count of any home is on its listing.

The amenities are grouped at the community center, with the ponds and the trail around them.
Fitness: a fitness room in the community center that overlooks the pool.
Pool: an outdoor pool with slides and a hot tub, and a pool deck.
Outdoor kitchen: a covered outdoor kitchen by the pool.
Ponds and paths: six ponds with fountains, with walking paths between them and a playground.
The trail: direct access to the Junction and Breakwater Trail from the edge of the community.

Two things set Breakwater apart: it sits on the trail between Lewes and Rehoboth Beach, and the townhomes can carry more than one fee.
Trail access: you can walk or bike into downtown Lewes, about 1.5 miles, and on toward Rehoboth Beach without using Route 1.
Two layers of fees: every home pays the community association fee. Some townhome sections are set up as condominiums and pay a condominium fee on top, and one 2026 listing showed both.
Other townhomes: at least one 2026 townhome listing says it pays only the quarterly association fee, with no condominium fee.
What that means for you: two townhomes that look alike can have different monthly costs.

Breakwater has a Lewes mailing address and sits on Gills Neck Road, on the Cape Henlopen side of Route 1.
Health care: Beebe Healthcare's main hospital on Savannah Road in Lewes is about five minutes away.
Beaches: Lewes Beach on Delaware Bay is a short drive, and Cape Henlopen State Park is about four miles away.
Everyday errands: Giant at Lighthouse Plaza on Route 1 is a short drive.
Schools: Cape Henlopen School District. Confirm school assignments with the district for any specific address.

Breakwater has a community association, and some townhome sections also have a condominium association.
What the fees cover: on a 2026 townhome listing: lawn care front, back and sides, snow removal, trash, road maintenance, management, the pool and the fitness room.
Recent figures: 2026 listings show a community association fee of $660 a quarter. One townhome listing also showed a condominium fee of $669 a quarter.
At settlement: expect a one-time contribution to the association, shown on the resale certificate.
Fees change. We will get the current figures for any home you are considering.

The practical details of owning here.
Utilities: public water and public sewer. The townhomes we have seen listed use a heat pump with gas backup or natural gas heat, with tankless water heaters.
Internet: fiber internet is available, according to a 2026 listing.
Maintenance: the association handles the lawns. For a townhome, ask what the condominium association covers on the outside of the building.
Pets: pet rules are in the governing documents. Confirm them for the specific home.
