Many new communities in Delaware are being carefully designed and built to foster strong connections between neighbors, with a range of amenities that support happy and active lifestyles close to home.
This week I’m spotlighting Tower Hill https://www.activeadultsdelaware.com/neighborhood/tower-hill/, a wonderful new neighborhood east of Route 1 that’s being built by the Carl Freeman Companies to exist in harmony with nature. In March the neighborhood was honored with the 2024 Developer Award by the Sussex Conservation District because of its environmentally brilliant design. In particular the award noted:
- It’s the first community in the area to install meadows seeded with wildflowers and tall grasses during the construction phase.
- Ultimately 30 acres have been preserved and dedicated to the native wildflowers and grasses that will create beautiful vistas for homeowners and folks driving by its New Road location.
- The project is a collaboration with the Sussex Conservation District and the University of Delaware, so it’s driven by both expertise and vision since native meadows can improve water quality by acting as natural filters, stabilizing the soil, reducing run-off and attracting and supporting biodiversity.
As noted by Jessica Watson from the Sussex Conservation District, “Tower Hill is an example of thoughtful and purposeful conservation. The Freeman Companies are setting the bar high by being the first to support the local ecosystem by incorporating native plants, meadows and buffers into the open space and stormwater design.”
As a result, she says the meadows will “act like a sponge, absorbing stormwater runoff, cleaning water before it enters local waterways” to the benefit of the “birds, bees and butterflies we all love and need. We are confident this project will become a model for other communities in Sussex County and the state.”
Fostering Healthy Mind-Body Connections
While most new developments have club houses, Tower Hill takes the concept farther with a Life Enrichment Program https://livetowerhill.com/lifestyle-events/. It offers a range of educational opportunities built around community gatherings that support camaraderie and well-being. During April and May, for example, Tower Hill residents can enjoy:
- A night of dinner theatre, staged by Ovation Dinner Theatre, with gourmet cuisine from Lighthouse Catering, and a disco dance competition. Performances take place between the three courses offered for the dinner.
- A group trip to the Inland Bays Green Screen Film Festival in Selbyville, with dinner catered by Signatures at Bayside and a documentary about climate threats.
- A walking tour of the Lewes Historical Society.
- A lunch and learn event at the Clubhouse, where residents will learn about the work of Delaware Greenways and the expansive system of nature trails for biking and walking – including the trails that run alongside the Tower Hill Community.
- A crafting event, also at the Clubhouse, where residents and guests will create three-dimensional maps of the Chesapeake Bay or the Delaware coastline.
- The grand opening of the Tower Hill Pool, with lots of hors d’oevres and beverages.
These events are orchestrated by Tower Hill’s own Lifestyle Manager, Christi Davis, a University of Delaware graduate who manages a year-round calendar of life enrichment activities. They’re just one example of the wide array of activities residents and guests can enjoy right outside the front doors of their new homes.
Beautiful Architecture in Harmony With Nature
Tower Hill’s 273 homes are built by K. Hovnanian on lots ranging in size from one-fifth to one-fourth of an acre. They’re all airy and well-laid out, with luxurious finishes in the kitchens and baths, and many have first floor master bedroom suites. Right now there are six homes on the market, priced between $646,000 and $929,000. https://www.activeadultsdelaware.com/neighborhood/tower-hill/#scrool-read-more
Other qualities that distinguish Tower Hill are:
- A great location that’s an easy bike ride to downtown Lewes and Lewes Beach, with easy access to the trail system that will take you all the way to Georgetown or south to Cape Henlopen State Park.
- Fabulous amenities, including the 6,000 square foot clubhouse, the pool, bocce, shuffleboard, a putting green and tennis and pickleball courts.
It really is a beautiful community, further distinguished by its lovely fencing and setting close to the University of Delaware and the Great Marsh, with lots of preserved trees and walking trails within the community.
