Today were taking a look at Paynters Mill, located near the intersection of Cave Neck Road and Route 1, where Steve and Gail Carpenter live in a beautiful home within walking distance to a modern version of a small downtown shopping center and within a short drive of Miltons lovely and historic town center.
Paynters Mill has a variety of home options, with prices ranging from the $200s to the $500s and a New Urbanist vibe, with shops and restaurants in a cute downtown just steps from your door. Tell us what you like most about it.
We love our open floor plan and two-story ceilings as well as the space between bedrooms for overnight guests. The house is also fabulous for entertaining, which we enjoy. We originally met while biking on a trail, so the parks nearby are dear to our hearts.
We also have a lot of amenities, including the clubhouse, which has various planned activities, a pool, tennis and pickleball courts, volleyball and basketball courts and restaurants that are part of the community but also very popular with people from all over the area.
We love talking about restaurants! What are your favorites?
We like The Nook, Titanic Pizza and Sydneys, all of which are right at the entrance to our neighborhood.
(Note: The Nook is well-known for its breakfast and lunch selections. Sydneys has a wonderful dinner menu and live entertainment. And you can probably guess what Titanic Pizza is known for, yet it also offers burgers, subs, salads and traditional Italian dishes. All three restaurants are especially nice for Paynters Mill residents because they dont have to get into the car and deal with traffic).
What types of homes are available at Paynters Mill?
There are three individual sections, including condos, detached homes with small yards that are deeded as condominiums (meaning you have an HOA fee but also help with maintenance), and single family and twin homes with no fees.
(Well add that the homes are lovely, with architectural touches inspired by the Victorian and Federal styles prevalent in downtown Milton just one mile away and landscaping thats professionally managed while giving many homeowners a small yard to enjoy).
What do you like about the area?
We love going to nearby restaurants and clubs for live music along with the bike trails close to home, and also Cape Henlopen State Park (an easy 20 minute drive away). Its perfect for our lifestyle but just one of many communities that are full of amenities and suited for singles, couples and families. When it comes to helping others find their perfect homes we like to do in-person meetings so we can learn about their prior experiences and expectations so we can zero in on the types of communities where youll be happiest.
