Paynter's Mill sits midway between Milton and Lewes, and that location is most of the appeal. You are a short drive from a walkable town center on the Broadkill River in one direction and from the beach in the other, without living on top of either.

• Hospital. Beebe Healthcare's main campus is in Lewes, with its surgical hospital in Rehoboth Beach beyond that.
• Town. Downtown Milton on the Broadkill, for the restaurants, the brewery and the theater.
• Beaches. Lewes Beach and Cape Henlopen State Park to the east, Rehoboth beyond them.
• Getting around. Route 1 for the coast, Route 5 and Route 16 for everything inland.
• Inside the community. Paths connect every home to the community center, the pool and the open space, so a good deal of daily life here happens without moving the car.

• Medical. Beebe Healthcare's main hospital campus is in Lewes, with its surgical hospital in Rehoboth Beach and walk in care around the county. For most of Sussex, Beebe is the answer to where you would actually be taken.
• Groceries. Full supermarkets in Lewes along the Route 1 corridor, and a smaller market in downtown Milton for the things you forgot.
• Restaurants. Downtown Milton on the Broadkill for the local end of it, Second Street in Lewes for a night out, and Rehoboth when you want every choice at once.
• Nightlife. Milton has the brewery and the theater, both walkable from the town center. Lewes and Rehoboth are a short drive when you want later hours and live music.
• Parks and outdoors. Cape Henlopen State Park on the ocean, Prime Hook National Wildlife Refuge north of Milton, and the Junction and Breakwater Trail running between Lewes and Rehoboth.
• Shopping. The outlets on Route 1 outside Rehoboth. Delaware charges no sales tax, which matters more on a sofa than on a sandwich.

These are communities our buyers genuinely weigh against Paynter's Mill. Not the nearest pins on a map, the ones that answer the same question. All three, like Paynter's Mill itself, are not age restricted, which matters if you want a mixed neighborhood rather than a 55 and over one.

• Villages of Five Points, Lewes. A planned community with a mix of home types, sitting closer to Lewes at the Five Points crossroads.
• Villages at Red Mill Pond, Lewes. Off the Route 1 corridor north of Lewes, and another mixed community rather than an age restricted one.
• Tower Hill, Lewes. At New Road and Lynn Road, on the Lewes side and closer to the water.
