We want to buy new construction. Do we need a REALTOR?

Local knowledge is so important and a REALTOR is required by law and our Code of Ethics to disclose any material facts that may impact your purchase decision.

REALTORS and New Construction: Will it cost me more to use a professional REALTOR?

Absolutely NOT. A new home is just like every other product. When the builder puts the product together, they build in all of the construction costs but also the marketing costs. It takes a good plan to sell homes and they want to make sure that they get the attention of everyone with a potential Buyer for their product a new home. Paying some kind of commission, incentive, finders fee or whatever they might call it is part of those marketing costs..

How many buyers do you think a good REALTOR works with in any given year? More than one? Maybe dozens? So, put yourself in the Builders shoes and understand that they certainly want your business but they want all the REALTORS to at least consider their homes and their communities when they are working with their buyers.

The Sales People in a new home community are Sales People

They are employees of the Builder and they have but one job to sell you a home in that particular community. Nothing wrong with that but doesnt it make sense to have someone on your side? Especially when it costs you nothing?

When you sell a home, you pay the commission. When you buy a home, the seller pays the commission. The Builder is the Seller!
