Should you include furniture in your Home Sale?

Is the home a primary residence?

If youre selling a vacation home or an investment property, it is customary to sell them furnished. Some even include all kitchenware, linens, and artwork. But when youre selling your primary residence, dont list furniture in your home sale. 

What if the buyer inquires about furniture?

If the buyer inquires about any of the furniture or dcor in your home, we always advise keeping it very separate. Negotiate the home sale first and make certain that all contingencies are satisfied. You can then provide a list of items youre willing to sell at what price in a Bill of Sale.

More real estate transactions become contentious over things like furniture than you imagine. Your REALTOR is working to protect your interests in the sale of your home. While they are glad to advise you on staging and getting your home ready to sell - moving companies and other services will help dispose of personal items - dont saddle them with negotiating who gets the sofa or the dining table. It can become an ugly and emotional drama.
