If youve had your eye on a home in Middletown, Delaware, heres what you need to know to make it yours.
Middletown is happening and new communities are springing up everywhere. I took a drive the other day to tour the 55+ActiveAdultcommunities that many of our clients have expressed interest in. Heres what I noticed:
There are No Old 55+ Communities in Middletown
The most established community may be the community of Springmill. When a home comes on the market there, its usually gone quickly. Currently, there is only one active listing and another under contract.
Spring Arbor is another popular community that looks beautiful today with all of the mature landscaping and trees that you dont find in a brand-new community under construction. Again, there is only one home for sale with another already under contract.
At the Ponds at Bayberry South, you can still purchase new construction homes and townhomes, but there is an occasional existing home for sale. These are not old homes, but new home salespeople call them used homes. Sometimes life happens and a very lightly-used existing home becomes available.
Up & Coming Communities and Under Construction Options
Then there are a couple of brand-new communities with a few homes under construction and some with occupants, but a whole lot of construction activity going on.
Four Seasons at Baymont Farm is full of trucks and cranes. I drove through, dodging the construction vehicles and marveled at the new homeowners with their new porch furniture and potted plants! The same was true as I took a look at the new Traditions at Whitehall. Part of the new Town of Whitehall, this town is going to be something as it develops over the next 20 30 years.
Some people love being first in a new community, while others prefer to be last in. Another option to consider is one of the few almost new homes that can be available for immediate occupancy
In a market such as this, with a very low inventory of homes for sale and long waits for new construction, an almost new home may be the best choice and an even better value.
