Virtual Staging Saves the Seller

Most Sellers will benefit from Staging.

The 3 Seller Scenarios prime for Staging are:

  • You're selling a house youve lived in forever. Youve raised your family in this home and collected memories and cherished objects. Read More.
  • You're selling a vacant house. For whatever reason.
  • You have a great house for sale that's getting a lot of showings but no offers. You have beautiful furnishings and nice artwork, but something's not right. Read More.

In this article, we will touch on the Vacant Home. The Vacant Home never shows as well as a home that has been professionally staged. And, it usually sits longer on the market! Why? Because most Clients can't picture themselves in a property with bare walls and empty floors. Can you?

Sometimes all you need is a fresh pair of eyes to make your home look fabulous.

In order to help her clients achieve their sale price objective, our agent, Donna Beck personally stages her Clients' homes and yards. She is a Design, Staging and Paint Color Certified specialist and enjoys sharing her passion for the importance of staging in real estate.

If your home is furnished, all we need is some help to make it look like a model home, so we bring in our Staging Professionals at our expense for a few hours to transform your home.

But what happens if you have already moved out and the house is empty? Buying or renting all the furniture and decor to make your home look like a model can be a very expensive proposition, but there is an alternative. We have the answer.

Virtual Staging a vacant home

Virtual Staging is growing in popularity and is proving to attract Buyers without the expense of traditional staging costs. By using our Virtual Staging Technology, Buyers can see the full potential of your empty listing before they visit it in person. We feel it is very important to present our listings in the best possible light.

The National Association of REALTORS says, 90% of Buyers use the internet to search for a home, and 97% find the photographs the most useful features on a brokers' websites.

As part of our Listing Marketing Program for a vacant home, we have our photographer take professional digital photos of the empty main living areas. Our Virtual Staging Technology allows us to select and place furniture, rugs and decorative items in the images showing the space... professionally decorated. Online, Buyers can now connect emotionally with the property and this makes for more showings and a faster sale.

Now, let's look at the same rooms before and after staging:

Now tell me which ones will attract more interest from buyers shopping on the Internet?

From a sellers point of view, I can somewhat see virtual staging. Even from a buyers point of view if it is just cut and paste furniture. But if my realtor ever took me to a property where the outdoor appearance of the home was staged such as lawn and landscape... I would fire my realtor. Changing that would be an outright lie. I'm very picky on my lawn/landscape and the curb-appeal of the home and would expect it to look like the pictures when I see it.

That is an excellent point Dave. On this occasion my marketing manager did green up the grass because the home had been built over the winter and there is nothing but brown grass and dirt right now. There is a landscape package with the home and the sodded lawn will green up as soon as spring really arrives.
