What I mean is, you cant trade houses like you trade base ball cards.
If you buy a new home and change your mind in a year or even two or three, it could be a very costly experience.
Think ahead about Selling when you are Buying
I cannot say this enough. When you are buying a new home, especially new construction, think carefully about what you need and what you want. Ask yourself, if something happened in a few years and you had to turn around and sell, are you making choices someone else will like?
- Location dont select the worst location in the community because on resale, it will always sell last. Select a location you really want. If you cannot afford that, buy in another community.
- Choice of appliances whether or not you like stainless, most buyers do select stainless steel.
- Choice of flooring you may love carpet and vinyl, but today almost every buyer selects hardwood floors throughout at least the main living area.
- What to upgrade and what not
- always upgrade to a gourmet kitchen
- always upgrade to an all wood, dove-tailed, comfort-close cabinet in the kitchen
- never choose oak cabinetry
- always upgrade to hardwood floors throughout main living areas
- always upgrade to a neutral tile in all bathrooms
- always put a bath in a finished bonus room
- always upgrade HVAC and energy saving packages when offered
- always put in an irrigation system with an irrigation well, if allowed
- if you put in a Solar Power System, always buy the system; never lease
- if you put in a Security System, negotiate to no more than a 3 year contract
Real Estate is a long term investment
I was listening to Kevin OLeary, of Shark Tank and now Talking Head on CNBC, who called real estate the worst investment there is. Well if you are a trader, he is absolutely correct. Real Estate is a long term investment. If you do not know where you want to live, do not buy. But, if you are making a decision about how and where you want to live and spend the rest of your life, I challenge you to find a better long term investment than a home. Just make sure to have a good Buyers Agent on your side and be honest with them. We cant help you if you dont let us know who you are.
