1. Is It Dirty or Cluttered?
First impressions matter! A messy kitchen or a less-than-sparkling bathroom can make buyers wonder if the home has been well cared for. This is something we hear all the time from potential buyers. "If they can't keep their home clean for a showing, what else did they not maintain over the years?" Take time to deep clean every room, declutter countertops, and organize storage spaces. There are companies you can hire to do this for you if you aren't up for the challenge! A clean, well-presented home feels more spacious and inviting.
2. Does It Smell?
Let's face it, it's a fact that we get used to the smells in our own homes—pets, cooking, even strong air fresheners—but buyers will and do notice right away. Before showings, air out the home, neutralize odors, and consider using a light, fresh scent. You want buyers focusing on your home’s features, not its smells! Too many air fresheners will turn off buyers as it makes them think you are trying to cover up a smell. Consider having your carpets and furniture cleaned by a professional prior to listing.
3. Is It Too Dark?
This is probably one of my personal pet peeves when I walk into a listing. Bright, welcoming spaces make a home feel bigger and more appealing. Open ALL the curtains! Turn on ALL the lights (yes, even on a sunny day), and add lamps or updated fixtures in darker areas. Even small changes like brighter bulbs can make a big impact.
