We have assisted many clients relocating to Delaware who think they want one thing but end up with something completely different. Its not that we dont listen to you when you tell us what youre looking for or what you must have. But, to be honest, if this is the first time you are retiring, attempting to downsize, relocating to another state that you dont know or all of the above, then we take what you say with a large grain of salt. After years working with people just like you, we have learned that we just need to get you to Delaware and show you what we have and where you may want to end up living.
Let me give you some examples -
Linda and Charles*
First contacted us back in April of 2015. They said they were looking for something in Northern Delaware within the next 6-12 months, priced between $275,000 and $350,000, with an indoor swimming pool and lots of activities.
Over the past two years, we were back and forth, answering questions and sending information when requested. They started receiving our email newsletters which you can sign up for right here Subscribe to our FREE email newsletters and then something caught their attention.
They'd been reading about one of our most popular 55+ Active Adult Communities in Southern Delaware and liked what they read. They indicated they were ready to make a visit so I assigned them to one of our agents. He got in touch and sent them information about a specific home available and on June 21, 2017, they went to contract on a beautiful home priced just over $600,000.
See what I mean? They inquired about homes under $350,000 in Northern Delaware and ended up purchasing a home in Southern Delaware at a significantly higher price.
Rich and Joanne*
Originally contacted us regarding a community in Smyrna, north of Dover, and gave us a price range of $200,000 to $300,000. Two years later, they too ended up purchasing a home in the Lewes/Rehoboth area in Southern Delaware, priced just above $350,000.
Bill and Cindy*
They were adamant that they were only interested in Dover or north to Middletown or above, and only wanted to spend $300,000 or less. While showing them around and getting to know them better, our agent said Would you just trust me? Id like you to follow me down to this community I really think you will love. They agreed, followed her down to Southern Delaware and, you guessed it, wrote a contract on the spot. The final price on their brand new home? $440,000.

These three examples all started their home search in Northern Delaware and ended up in Southern Delaware. But this same story happens regardless of where the search began and where it ended. Does it happen sometimes that our clients do buy what they told us in the very first contact? Occasionally. In fact, it did happen just the other day when a client came to see a home listed in Bay Crossing, loved it and wrote a contract in the same day. Good thing because Bay Crossing is sold out and homes sell quickly when they are listed. And just today another couple met with another of our agents, he showed them a few homes and he just texted me that they are making an offer tomorrow on the first one they saw. Rare, but it does happen.
Baby Boomers are on the Move
This has been by far the busiest year since we have been in business. Its all because we are in a great location here in Delaware, surrounded by states with a high concentration of Baby Boomers getting ready to retire. The market is such that they can quickly sell their current homes now even in New York, New Jersey, and Connecticut and make the move to a better lifestyle.
