The inventory of existing homes at Heritage Shores is selling well. In 2011, 7 existing homes went to settlement. Some of those homes had been listed anywhere from 78 days to as many as 1466 days when we looked into the Real days on the market.
Comparing 2011 to 2012 so far, existing homes are now selling for a higher percentage of the List Price (LP) when the home sold than they did in 2011. What do I mean by that? Lets say a home was originally listed by Agent A in February 2007 for $414,000 and did not sell. By the time is was listed by Agent C in March 2009 at $358,000, it ended up selling for $345,000. Therefore, it sold for 96% of LP at the time it sold, but only 83% of the original asking price.
Overall, homes that sold in 2011 sold for 94% of the LP but 83% of the Original List Price (OLP). In 2012, by comparison existing homes have sold for 97% of the LP and 85% of the OLP.
The average Sales Price has remained about the same between $250,000 and $300,000. More single family homes than attached homes are selling, but there are more single family homes at Heritage Shores and there are no new attached homes being built.
