Plantations and Plantations East

Every home in Plantations and Plantations East is a resale.
Condominiums: 25 buildings of 8 units each in The Plantations, 200 units in all. Some units have elevators, so ask which floor a home is on before you tour.
Single-family homes: 32 in The Plantations, and more in Plantations East, most of them one-story homes on the ponds, with attached garages.
Townhomes: in Plantations East, built around 2002. A 2026 listing showed one at about 1,540 square feet with three bedrooms.
Size: 2026 single-family listings in Plantations East run about 1,430 to 2,020 square feet, with three bedrooms. A 2026 single-family listing in The Plantations showed 2,800 square feet.
Recent prices: two Plantations East homes sold in June and July 2026 at $455,000 and $530,000, and September 2026 listings run from about $360,000 for a townhome to $589,000 for a larger single-family home.

The shared grounds belong to the associations. The racquet club does not.
On the grounds: ponds with fountains, and walking paths through both communities.
The racquet club: Dave Marshall Tennis & Pickleball on Plantations Boulevard, a privately owned, members-only club. Its website lists 12 indoor pickleball courts, indoor and outdoor tennis courts and a golf simulator, with memberships starting at $5 a month.
Pool and fitness: the club building that held the outdoor pool and fitness center was destroyed by fire in January 2024. As of August 2026 neither had been rebuilt.
Golf: there is no golf course in either community.

The courts in the middle of The Plantations are a separate business, not an HOA amenity, and that changes what your fee buys.
Who owns it: the club property is privately owned. Owners in either community can join, but membership is not required and is not in the HOA fee.
What the fire took: a January 2024 fire destroyed the clubhouse, including the outdoor pool and fitness center. Tennis and pickleball carried on in the other buildings.
The rebuild plan: a plan to replace the lost building with a new indoor pickleball building of about 10,000 square feet and a new pool went before Sussex County Planning and Zoning in 2026. The Cape Gazette reported it approved on August 19, 2026. We have not found a construction date.
Two associations: a condominium association and an owners association in The Plantations, and a separate HOA in Plantations East. Each sets its own fees and rules.
We will check the status of the club and the pool, and get the documents for every association a home belongs to, before you commit.

Plantations and Plantations East have a Lewes mailing address but sit outside the City of Lewes, in unincorporated Sussex County.
Beaches: Lewes Beach, Cape Henlopen State Park and Rehoboth Beach are each a short drive.
Health care: Beebe's main hospital on Savannah Road in Lewes is a short drive, and Beebe's Specialty Surgical Hospital is off Route 24.
Everyday errands: Giant at Lighthouse Plaza on Route 1 and the stores along Route 1 are a few minutes away.
Schools: Cape Henlopen School District. Confirm school assignments with the district for any specific address.

Each community has its own association, and the condominiums add a layer on top.
Plantations East: 2026 listings show about $909 to $1,080 a year, covering common areas, management, road maintenance, the security gate, snow removal and trash.
Plantations single-family homes: a 2026 listing shows $230 a quarter, covering trash and common areas.
Plantations condominiums: the condominium association fee is separate and covers more of the building. We did not find a current figure, so we will get it for the specific unit.
Club dues: membership in the racquet club is separate and optional.

The practical details of owning here.
Utilities: public water and public sewer, with electric heat pumps in the homes we have seen listed and natural gas in some.
Maintenance: the associations handle the common areas and roads. What is covered on the outside of a home depends on whether it is a condominium, a townhome or a single-family home.
Renting: a 2026 listing in The Plantations advertised no rental restrictions, including nightly. Rules differ by association, so confirm them for the specific home.
Pets: pet rules are in each association's documents. Confirm them for the specific home.

The state picture: Delaware has no state sales tax, no estate tax and no inheritance tax, and Social Security is not taxed.
The local picture: both communities are outside the City of Lewes, in unincorporated Sussex County, so the property tax bill is county and school tax with no town tax on top. Sussex County reassessed every property recently, so older tax figures on a listing may not reflect what you will pay.
