Every home in Outer Banks is a single-family home built by Schell Brothers, and every sale now is a resale.
Plans: the builder offered a set of one-level and two-story plans here, among them the Cassidy and the Kingfisher. Many have a first-floor primary bedroom, and some have a second-floor loft or bedroom.
Size: homes we have seen listed run about 1,970 to 2,530 square feet, with three or four bedrooms and two to three and a half baths.
Age: built from about 2020 to 2022, so these are newer homes with modern systems.
Garages: attached two-car garages on the homes we have seen listed.
Recent prices: one home sold for about $749,000 in 2023, and one was under contract in September 2026 at an asking price of $775,000.

Outer Banks keeps its own amenities small, with a larger set available by separate membership nearby.
Pool: an outdoor pool with a bathhouse inside the community.
Grounds: a grilling and picnic area, a walking path and common open space around the ponds.
Lighthouse Club: owners can choose to join the Lighthouse Club at Coastal Club, with a clubhouse, fitness center, outdoor pool with a swim-up bar, a restaurant and pickleball courts. It is a separate membership with its own fee.

Outer Banks is its own small association, and the bigger amenity package is not part of it.
Two separate costs: the Outer Banks HOA fee covers the community pool and common areas. The Lighthouse Club at Coastal Club is a separate, optional membership with its own dues.
Check what transfers: ask whether a seller holds a Lighthouse Club membership and whether it can pass to a buyer, since the answer affects what you are paying for.
A finished community: with the builder gone, the owners run the association, and every home for sale is a resale.

Outer Banks has a Lewes mailing address but sits outside the City of Lewes limits, in unincorporated Sussex County.
Beaches: Rehoboth Beach is about six miles away, and Lewes Beach and Cape Henlopen State Park are about six to seven.
Health care: Beebe's main hospital on Savannah Road in Lewes is about five miles away, and Beebe's Specialty Surgical Hospital is off Route 24.
Everyday errands: the stores at Five Points on Route 1, including Giant, are about two and a half miles away.
Schools: Cape Henlopen School District. Confirm school assignments with the district for any specific address.

Outer Banks has its own homeowners association, now run by the owners since the builder finished.
What the fees cover: listings show the fee covering the community pool, common area maintenance, snow removal and trash.
Recent figures: a 2026 listing shows about $207 a month, up from about $160 a month on listings from a few years ago.
Lawn care: the old page described lawn care as an option. Confirm whether it is included or added for the specific home.
At settlement: expect a one-time capital contribution to the association, shown on the resale certificate.

Utilities: public water and public sewer, with natural gas in the homes we have seen listed.
Lots: your own lot of roughly a quarter acre or more, so the yard and the outside of the house are yours to keep up unless the association covers a service.
Building: newer construction with energy-efficient systems, which helps keep running costs down.
Ask us for the association's rules before you write an offer, including any rules on fences, sheds and rentals.
