Welcome toNorthstar

Northstar is an approved plan for 758 single family homes on about 433 acres between Route 9 (Lewes Georgetown Highway) and Beaver Dam Road, west of Five Points near Lewes. It sits across Route 9 from The Vineyards, and its Beaver Dam Road entrance is planned opposite Coastal Club Road. The same land also carries Willows at Northstar, rental apartments, and about 12.7 acres of commercial space along Route 9.

A main road is planned straight through the community. The state plans to extend Mulberry Knoll Road 2.2 miles from Cedar Grove Road to Route 9 at Old Vine Boulevard, and Northstar must build the section that crosses its land, with roundabouts on Beaver Dam Road. You can see the new road running through the middle of the plan. If you are looking at a lot here, ask us how close it sits to that road.

As of October 29, 2026 no home builder has been named and we have found no homes for sale. Construction of the single family homes is expected to start in 2027. Call us at 302-549-5164 and we will tell you when homes go on sale.

An Approved 758 Home Plan West of Five Points

Northstar is a mixed use plan filed by Northstar Property LLC on a 433 acre parcel near Lewes, tax parcel 334-5.00-175.00, county file 2023-14.
What is approved: 758 single family lots in a cluster layout with private roads. Sussex County Planning and Zoning approved the subdivision in October 2024.
The revised layout: on April 15, 2026, Planning and Zoning approved a revised preliminary plan 5 to 0. It removes a connection between two internal roads, rearranges lots to join up the open space on the west side, and adds a 30 foot buffer next to the commercial and apartment areas. The final plan still has to come back to the Commission.
Where: the southeast side of Route 9 and both sides of Beaver Dam Road, about 700 feet northeast of Dairy Farm Road, across Route 9 from The Vineyards.
Also on the land: Willows at Northstar apartments, and about 12.7 acres of commercial space along Route 9.
Status: as of October 29, 2026 no home builder has been named. The Cape Gazette reported in August 2026 that construction of the single family homes is expected to start in 2027.

About the Homes

The county approval is for 758 single family homes.
Home type: single family houses on individual lots.
Builder: not named in any public record we have read as of October 29, 2026.
Floor plans and prices: none released.
Age restriction: none. Northstar is an all ages plan.
When a builder, plans and prices are released, we will put them on this page.

About the Amenities

The revised plan the county approved in April 2026 shows the open space and amenity areas. Details of the buildings have not been published.
Clubhouse and amenity areas: the plan marks two areas as clubhouse and amenity areas, one near the center of the site and one on the west side.
Open space: open space areas are spread through the plan, and the April 2026 revision joined up the open space on the west side.
Walking and biking: the state traffic review requires 10 foot shared use paths along the new Mulberry Knoll Road and the Route 9 and Beaver Dam Road frontages, and 5 foot sidewalks inside.
Amenities on a plan are not open amenities. We will tell you what is built before you commit.

A New Main Road Through Northstar

The biggest change Northstar brings is a road. The state plans to extend Mulberry Knoll Road 2.2 miles, from Cedar Grove Road to Route 9 at Old Vine Boulevard, and the extension runs through the middle of Northstar.
Who builds it: Northstar must design and build the section through its land, from Route 9 at Old Vine Boulevard to just south of Beaver Dam Road, with 10 foot paths on both sides. The developer also pays $5.4 million into the Henlopen Transportation Improvement District.
Roundabouts: the July 3, 2025 DelDOT review calls for four: two on Beaver Dam Road (at Coastal Club Road and at the new Mulberry Knoll Road) and two at entrances on the new road inside the site.
A new traffic light leg: Mulberry Knoll Road becomes the fourth leg of the Route 9 and Old Vine Boulevard traffic signal.
Two more Route 9 entrances: one across from Sheffield Drive with no left turn out, and one right in, right out.
Wider roads later: Route 9 is planned to widen to four lanes in phases, and Beaver Dam Road widening is planned too. No dates have been set.
Traffic: the study estimates 13,224 daily trips at full build out, which it puts in 2032.
What it means for a buyer: some lots will sit close to a busy new road. Look at where a lot sits on the plan before you pick one.
Our broker, Bill Davis, sat on the DelDOT and Sussex County Five Points transportation study group. Call 302-549-5164 and we will walk you through what this means for the roads you drive.

Willows at Northstar and the Commercial Piece

Two other parts of the plan sit on the same land.
Willows at Northstar: rental apartments on about 7.9 acres, 94 units in the county approval. Sussex County Council rezoned that land from AR-1 to MR with a conditional use on May 20, 2025, and Planning and Zoning approved the site plan 5 to 0 on December 10, 2025. An August 2026 Cape Gazette report called this first phase Northstar Commons, said site work was expected to start that fall, and said construction should finish by the end of 2027.
Commercial: about 12.7 acres along Route 9, rezoned AR-1 to C-3 by County Council 3 to 2 on October 7, 2025, with about 96,118 square feet of buildings planned. No businesses have been named.
What C-3 allows: uses such as hotels, self storage, vehicle sales and warehouses. What gets built depends on the site plan.
