It is a proposal in New Castle County review, not a finished plan. No homebuilder has been named, and there are no prices, models or sales yet. The newest public step is a state sewer permit notice posted in August 2026.

November 15, 2023: the state’s Preliminary Land Use Service, called PLUS, reviewed it as PLUS 2023-11-07, an 86 lot age-restricted single family detached subdivision. PLUS is a state review, not an approval.
June 2026: the sewer plans were revised.
August 26, 2026: the state environmental department, DNREC, posted a public notice for the sewer permit, WR20260334. Comments closed September 10, 2026. We have not confirmed that the permit has been issued.
Today: still on the county’s active plans list, not recorded, no builder named and no construction start announced.
