Every home in The Grove at Fenwick is a two-story townhome, built by McKee Builders in three main floor plans.
Size: recent listings run about 2,150 to 2,450 square feet, with four or five bedrooms and three to three and a half baths.
Layout: some plans have the primary bedroom on the first floor. Ask us which plan a home is before you tour.
Garages and porches: listings show attached garages, and some homes have a screened porch.
Age: most homes were built around 2019, so they are still fairly new.
Recent prices: 2026 listings have been in the high $500,000s.

The amenities are kept simple, and the common ground sits at the center of the community.
Pool: an outdoor community pool, opened in 2019.
Fire pit: a fire pit area beside the pool.
Common green: open lawn and common ground, with rain gardens built into the stormwater design.
Nearby water: there is no boat ramp in the community. Public launches on Assawoman Bay are a short drive away.

The land under The Grove was low and wooded before it was built. The developer brought in fill to raise the site and put in drainage before the homes went up.
Why it matters: elevation and drainage drive flood insurance cost near the bays. Two homes a short walk apart can carry different numbers.
What to ask for: the flood zone and, where one exists, the elevation certificate for the specific home.
Small size: with about 60 homes, the association budget is spread across fewer owners, so it is worth reading the reserves and the budget closely.

The Grove at Fenwick has a Selbyville mailing address but sits out on Route 54 near Fenwick Island, well east of downtown Selbyville.
Beaches: the Fenwick Island beach and Fenwick Island State Park are about 2.8 miles away.
Health care: Beebe's South Coastal emergency department in Millville is about nine miles away and open around the clock. Atlantic General Hospital in Berlin, Maryland, is about a 20-minute drive.
Everyday errands: Food Lion on Lion Drive, just off Route 54, is a few minutes away.
Schools: Indian River School District. Confirm school assignments with the district for any specific address.

The Grove at Fenwick has one homeowners association.
What the fees cover: listings show the fee covering the common areas, lawn care, the pool, the roads, snow removal and trash.
Recent figures: a fall 2025 listing showed $210 a month, and a July 2026 listing showed $240 a month.
At settlement: check the resale certificate for any one-time transfer or capital fee.

Utilities: public water and public sewer, with propane forced-air heat and metered propane in the homes we have seen listed.
Maintenance: the association handles the lawns and the common ground. The owner handles the home itself.
