About the Homes
Every home in Swann Cove is a resale. The builders have finished and moved on.
Builders: Mandrin Homes built the original Swann Cove, with models such as the Brentwood and the Seaspray, some with the owner's suite on the first floor and some with it upstairs. Ryan Homes built Swann Cove West, with a first-floor owner's suite in its plans.
Size: recent listings run about 1,400 to 3,400 square feet, with three to five bedrooms and a two-car garage on most.
Age: homes in the original section date from about 2004 to 2008. Swann Cove West homes are newer, with some built as late as 2021.
On the water: some homes back to the creek or the pond. Most do not, and the water view is on the listing when there is one.
Recent prices: September 2026 listings run from about $498,000 to $650,000, and a home closed in August 2026 at $857,000.
The exact size, age and view of any home is on its listing, and we will pull it for you.
About the Amenities
The amenities are shared, with the pool at the center of the community and the boardwalk on the creek.
Pool: an outdoor pool with a pool house, open in season.
Fitness: a fitness room at the pool house.
On the water: a boardwalk on Dirickson Creek with picnic tables, a day dock, a kayak launch and a crabbing pier. There is no boat ramp in the community.
Outside: a playground, a picnic area and walking paths.
Why the Creek Matters Here
Swann Cove has its own shared access to Dirickson Creek, and it helps to know what that access does and does not include.
Where the water goes: Dirickson Creek runs into Little Assawoman Bay, so a kayak or paddleboard launched here can reach open bay water.
What the dock is for: the community dock is a day dock. It is for tying up, fishing and crabbing, not for keeping a boat.
Keeping a boat: a marina about a mile and a half away is the nearest place we have seen listed for a slip.
Flood insurance: homes close to the creek or the pond can sit in a flood zone. Your insurer should check the specific lot before you commit.
We will check the flood zone for any home you are considering and show you where it sits relative to the water.
About the Area
Swann Cove has a Selbyville mailing address but sits east of the town, off Route 54, in unincorporated Sussex County.
Beaches: the beach at Fenwick Island is about four miles away, and Fenwick Island State Park is just north of the town.
Health care: Beebe Primary Care has an office in Selbyville. Beebe's South Coastal emergency department in Millville, open around the clock, is about 10 miles north, and Beebe's main hospital is in Lewes.
Everyday errands: Harris Teeter at Bayside on Route 54 is about two miles away.
Schools: Indian River School District. Confirm school assignments with the district for any specific address.
About the HOA
Swann Cove has a homeowners association that runs the shared amenities and the common areas.
What the fees cover: common area maintenance, management, the pier and dock, the pool and pool house, reserves and snow removal, based on a July 2025 listing.
Recent figures: 2025 and 2026 listings in the original section show about $100 a month, usually billed as $300 a quarter. A July 2025 sale in Swann Cove West showed $345 a quarter.
Rentals: a March 2026 listing says weekly rentals are allowed. Confirm the current rental rules in the governing documents.
At settlement: a one-time fee to the association, shown on the resale certificate.

About the Taxes
Read this first: Active Adults Realty is not a tax, legal or financial advisor and nothing below is advice. Confirm every figure with your own tax professional and with Sussex County before you rely on it.
The state picture: Delaware has no state sales tax, no estate tax and no inheritance tax, and Social Security is not taxed.
The local picture: Swann Cove is outside the Town of Selbyville limits, in unincorporated Sussex County, so the property tax bill is county and school tax with no town tax on top. Sussex County reassessed every property recently, so older tax figures on a listing may not reflect what you will pay.
Call 302-549-5164 and we will pull the recorded figures for the specific home you are considering.
