Arbor-Lyn was built by Schell Brothers. Every home is a single-family home, and every sale now is a resale.
Floor plans: the builder offered eight plans, from the Azalea to the Lilac, in ranch and two-story designs, with two to six bedrooms. The plans are below on this page.
Size: the plans run about 1,300 to 4,800 square feet of heated space. Recent listings with finished lower levels run past 5,000 square feet in total.
Age: homes we have seen listed were built in 2022, and the community was built out from about 2020 to 2023.
Recent prices: 2026 listings have asked from about $720,000 to about $1.1 million.
Heating: most listings show natural gas heat and hot water, and at least one shows electric heat. Check the listing for the specific home.

The amenities are grouped around the clubhouse.
Clubhouse: a clubhouse with a lounge and a room that can be reserved for gatherings.
Pool: an outdoor in-ground pool with a pool deck.
Outdoor fireplace: a covered porch at the clubhouse with an outdoor fireplace.
Ponds and grounds: ponds and common areas kept by the association.

Arbor-Lyn is finished. The builder is gone and the homeowners association runs the community.
Resale only: there are no new homes to order. What you can buy is what an owner puts on the market, so supply is thin and choice depends on timing.
Newer homes: the homes are only a few years old, so you are buying recent construction without waiting for a build.
Builder warranty: some early homes may still carry part of a builder warranty, and some sellers add a home warranty. Ask for both in writing.
Upgrades vary: each home was customized when it was built, so two homes on the same plan can differ a great deal in finishes and options.

Arbor-Lyn has a Rehoboth Beach mailing address but sits outside the City of Rehoboth Beach limits, in unincorporated Sussex County.
Beaches: downtown Rehoboth Beach and the boardwalk are about 10 minutes away by car, and Cape Henlopen State Park is about 15 minutes.
Health care: Beebe has a health campus on Route 24 near Rehoboth Beach, and Beebe's main hospital is on Savannah Road in Lewes, about 15 minutes away.
Everyday errands: Giant at Lighthouse Plaza on Route 1, and the shops and outlets along Route 1.
Schools: Cape Henlopen School District. Confirm school assignments with the district for any specific address.

Arbor-Lyn is run by the Arbor Lyn Homeowners Association.
What the fees cover: lawn care, snow removal, leaf removal, irrigation, care of the common areas and ponds, and the clubhouse and pool.
Recent figures: a September 2025 listing shows $200 a month, and a 2026 listing shows $659 a quarter, about $220 a month.
At settlement: a one-time capital contribution may be due to the association. It will be on the resale certificate.
Fees change. We will get the current figure for any home you are considering.

The practical details of owning here.
Utilities: public water and public sewer. Most homes we have seen listed use natural gas.
Maintenance: the association handles the lawns, snow and leaves. You handle the house itself.
Garage: one or two car garages, depending on the plan.
Rules: the association's covenants set the rules on fences, sheds, rentals and pets. Read them before you write an offer.
