There are two kinds of home in Windmill Woods, built in two different periods.
Detached homes: built by Ryan Homes from about 2018 to 2021, mostly one level, about 1,400 to 2,600 square feet, with three bedrooms, two baths and an attached two-car garage. One plan seen in listings is the Pisa Torre.
Townhomes: three-story homes from the mid 2000s. A 2026 listing showed about 2,245 square feet, three bedrooms, three and a half baths and a garage.
Developer: the developer's site lists the community as Bunting Development's, completed in the fall of 2021.
Recent prices: 2025 and 2026 listings have run from about $439,000 to about $535,000.

The amenities are inside the community, a walk or short drive from every home.
Pool: an outdoor pool with a pool deck.
Fitness: a fitness center.
Courts: tennis, pickleball and basketball.
Grounds: wooded common land and ponds, some with fountains.

Listings record the homes in Windmill Woods, detached homes included, as condominium units rather than as houses on separate lots, and that shapes what you own and what you pay.
What you own: you own the home, while the land around it is generally held in common and kept by the association. The condominium documents spell out exactly where your part ends.
What the association handles: listings say the fee covers the outside of the homes, the roofs, the lawns, the roads, snow removal and trash.

Windmill Woods has an Ocean View mailing address, and listing records place it outside the Town of Ocean View limits, in unincorporated Sussex County.
Beaches: downtown Bethany Beach is about four miles away.
Health care: Beebe's South Coastal emergency department in Millville is open around the clock, and Beebe's main hospital is in Lewes.
Everyday errands: Millville Town Center on Route 26 has Giant and other shops, a few minutes west.
Schools: Indian River School District. Confirm school assignments with the district for any specific address.

Windmill Woods is run as a condominium association.
What the fees cover: exterior building and roof maintenance, lawn care, irrigation, gutter cleaning, power washing, roads, snow removal, trash service and the pool, according to 2025 and 2026 listings.
Recent figures: 2025 and 2026 listings show about $1,030 a quarter for the detached homes. A 2026 townhome listing quoted $357 a month.
At settlement: any one-time contribution to the association is shown on the resale certificate.

Utilities: public water and public sewer. Listings show electric heat pumps or electric forced air, and gas fireplaces in many homes.
Maintenance: the association handles the outside of the homes and the grounds, so there is little yard work.
Garages: the detached homes have attached two-car garages, and the townhomes have a garage and a driveway space.
Rules: pet, rental and exterior change rules are in the condominium documents. Confirm them for the specific home.
