Every home in Bethany Bay is a resale. Most are condominiums, and a smaller number are single-family homes.
Single-family homes: they exist but are listed far less often than the condos. If you want one, tell us and we will watch for it.
Size: recent listings run about 1,100 to 2,000 square feet, with two to four bedrooms.
Age: homes were built from the early 1990s into the 2010s, so condition varies a great deal from building to building.
Garages: many homes have a one or two car garage, detached from the building.
Upper floors: some units are on a third floor with no elevator. Ask us which floor a home is on before you tour.
Recent prices: 2026 listings have run from the mid $300,000s to the mid $500,000s.

The amenities are spread across the community, with the water on one side and the golf course through the middle.
Golf: the Bethany Bay Golf Club, a 9-hole short course open to the public, with its clubhouse on Clubhouse Lane.
Pool and fitness: an outdoor pool and spa and a fitness room.
Courts: tennis, pickleball, basketball and volleyball.
On the water: a boat ramp, a day dock, a kayak launch and a fishing pier on the bay.
Outdoors: walking trails through the open land.

Bethany Bay is one master association, with separate condominium associations for the condo sections, and that shapes the cost of owning here.
Two layers of fees: a condominium can pay both a condominium fee and a master association fee, on different schedules. A listing that shows one number may not show both.
Winter rules: some sections require owners to keep the heat at 55 degrees or more and the water shut off from October to May when the home is empty.
Your insurance: the association insures the buildings on a policy with a high deductible, and the owner insures the inside of the home. Your agent and insurer should read the master policy.

Bethany Bay has an Ocean View mailing address but sits outside the Town of Ocean View limits, in unincorporated Sussex County.
Beaches: Bethany Beach is about five miles away.
Health care: Beebe's South Coastal emergency department in Millville is open around the clock, and Beebe's main hospital is in Lewes.
Everyday errands: Millville Town Center on Route 26 has Giant and other shops.
Schools: Indian River School District. Confirm school assignments with the district for any specific address.

Bethany Bay is professionally managed by FirstService Residential.
What the fees cover: exterior building maintenance, the common areas, lawn care, the pool and the master insurance policy. What else is included varies by section.
Recent figures: 2026 listings show fees from about $311 a quarter to about $707 a month, depending on the section and the home.
At settlement: a one-time capital contribution to the association, shown on the resale certificate.

Utilities: public water and public sewer, with electric heat pumps in the homes we have seen listed.
Maintenance: the association handles the grounds and the outside of the buildings. In at least one section, rear decks and screened porches are the owner's to maintain.
Front decks and patios: some sections set rules on what may sit on a front deck or patio, and on grills, flags and flower pots.
Pets: pet rules are set section by section, including limits on leaving a pet on a deck. Confirm them for the specific home.
