Large Wooded Lots Between Milton and Georgetown

The Estates at Reddenwood is the newer section of Reddenwood, a wooded neighborhood off Sand Hill Road with a Milton mailing address.
What is here: single-family homes only, most of them large, on wooded lots. There are no townhomes or condominiums.
The land: lots run from about three quarters of an acre to more than an acre, many backing to trees or to common open space.
Where it sits: in the Sand Hill area of unincorporated Sussex County, about four miles from downtown Milton and about four miles from Georgetown.
The forest: the Marvel Tract of Redden State Forest is about a mile to the west.
Homes here come up for sale a few at a time. Call us at 302-549-5164 and we will tell you what is available.

About the Homes

Every home in Reddenwood today is a resale. The older section was built as custom homes in the 2000s, and The Estates was built by Schell Brothers as the last phase.
Builder: Schell Brothers built The Estates, starting around 2019. Reddenwood no longer appears among the communities on the Schell Brothers website, so new homes now come from resales or from a buyer building on one of the remaining lots.
Size: recent listings run from about 3,500 to about 5,500 square feet, with four or five bedrooms.
Age: the older homes date from the mid 2000s, and the homes in The Estates from about 2019 on.
Recent prices: a home in the older section sold for $860,000 in October 2025, and a 2020 home in The Estates is listed at $1,395,000 in October 2026.
Lots: a vacant wooded lot of about 0.82 acre in The Estates sold for $260,000 in March 2026.
The exact size, age and lot of any home is on its listing, and we will pull it for you.

About the Amenities

Reddenwood is about land rather than a clubhouse. The amenities are the lots themselves and the forest nearby.
Shared amenities: listings show common open space. We have not found a clubhouse, pool or courts in the neighborhood.
Your own lot: the lots are large enough that some owners have added pools and detached garages, subject to the association's approval.
Redden State Forest: the Marvel Tract is about a mile west, and other tracts of the state forest, with trails for walking, biking and riding, are a few minutes farther.
On the water: Milton Memorial Park on the Broadkill River in downtown Milton, about four miles away, has a dock for launching a kayak.

Two Sections Under One Name

Reddenwood was built in two stages, and that matters when you compare homes and fees here.
The older section: custom homes built mostly in the 2000s, on lots of about an acre.
The Estates: the final phase, with newer homes on lots of about three quarters of an acre and up. The old page counted 72 homes in the older section and 41 planned for The Estates.
Different fees: recent listings show very different association figures for the two sections, so a fee on one listing does not tell you the fee on another.
Remaining lots: at least one vacant lot in The Estates changed hands in 2026, so a new home can still go up next to finished ones.
We will get the resale certificate for any home you are considering, so you see the real fee and the rules before you commit.

About the Area

The Estates at Reddenwood has a Milton mailing address but sits outside the Town of Milton limits, in unincorporated Sussex County.
Town: downtown Milton is about four miles north, and Georgetown is about four miles southwest.
Health care: Beebe's main hospital on Savannah Road in Lewes and Bayhealth's Sussex Campus in Milford are each about a 25 minute drive.
Beaches: Lewes Beach and Cape Henlopen State Park are about a half hour east.
Everyday errands: Food Lion on Broadkill Road in Milton, and the Walmart Supercenter on Route 113 in Georgetown.
Schools: Cape Henlopen School District. Confirm school assignments with the district for any specific address.

About the HOA

Reddenwood has a homeowners association. The fees here are low compared with amenity communities, because there is no clubhouse or pool to run.
What the fees cover: a 2025 listing in the older section said the fee covers road maintenance and snow removal.
Recent figures: a March 2026 lot sale in The Estates showed $446 every six months. An October 2025 sale in the older section showed $37 every six months.
Approvals: plan on association approval before adding a pool, fence or outbuilding.
Fees change. We will get the current figures for any home you are considering.

What You Get

The practical details of owning here.
Water and sewer: private well and private septic system on each lot. There is no public water or sewer.
Heat and fuel: listings show electric heat pumps, with propane for cooking, fireplaces or backup heat. Some propane tanks are leased and some owned.
Maintenance: you take care of your own lot and home. The association handles the common areas and roads.
Inspections: with a well and septic, plan on a water test and a septic inspection before settlement.
Ask us for the association rules before you write an offer.

About the Taxes

Read this first: Active Adults Realty is not a tax, legal or financial advisor and nothing below is advice. Confirm every figure with your own tax professional and with Sussex County before you rely on it.
The state picture: Delaware has no state sales tax, no estate tax and no inheritance tax, and Social Security is not taxed.
The local picture: Reddenwood is outside the Town of Milton limits, in unincorporated Sussex County, so the property tax bill is county and school tax with no town tax on top. Sussex County reassessed every property recently, so older tax figures on a listing may not reflect what you will pay.
Call 302-549-5164 and we will pull the recorded figures for the specific home you are considering.
