Welcome toWagamons West Shore

Why Being Inside the Town Matters Here
Wagamons West Shore is inside the Town of Milton limits, and that changes who provides what and how the tax bill is built.
Town services: the Town of Milton supplies public water and sewer.
The streets: the town maintains the streets, not the association, which is part of why the association fee stays low.
Town tax: homes pay a Town of Milton property tax on top of the county and school tax. 2026 listings show it.
Being in town: downtown Milton on Union Street, the Broadkill River and the town parks are close by, and the elementary and middle schools are under a mile away.
We will confirm the town, county and school figures for any home you are considering before you commit.

About the Taxes
Read this first: Active Adults Realty is not a tax, legal or financial advisor and nothing below is advice. Confirm every figure with your own tax professional, with Sussex County and with the Town of Milton before you rely on it.
The state picture: Delaware has no state sales tax, no estate tax and no inheritance tax, and Social Security is not taxed.
The local picture: Wagamons West Shore is inside the Town of Milton, so the tax bill has three parts: county, school and town. Sussex County reassessed every property recently, so older tax figures on a listing may not reflect what you will pay.
