Welcome toGrayrock Preserve
Grayrock Preserve is a planned community of 94 single family lots on about 47.5 acres on the northwest side of Wilson Road in Georgetown, about 0.9 mile west of Sand Hill Road.
State forest land surrounds it on three sides. The state foresters told the county that the property is bordered by state lands on three sides, with Wilson Road on the fourth. State forest is public land managed for timber, habitat and recreation, not for houses, and it is also why the approval was contested.
It has final approval. Sussex County Planning and Zoning approved the final subdivision plan and landscape plan 4 to 0 on May 6, 2026. As of October 30, 2026 no home builder has been named and we have found no homes for sale. Call us at 302-549-5164 and we will tell you when homes go on sale.

Next Door to Redden State Forest
This is the part of Grayrock Preserve a sales brochure will not tell you in full. It cuts both ways.
Forest on three sides: at the August 10, 2023 hearing, the State Forester told the county the property is surrounded on three sides by state lands, next to the state's 210 acre Eskridge Tract, between parts of Redden State Forest.
Endangered species: Delaware Forest Service staff testified that the tiger salamander, a state endangered species, breeds in ponds on the state land next to the site.
The state opposed it: the Forest Service said it would have to clear a buffer around the property for fire safety and public hunting, and asked for far fewer homes. The county approved 94.
The appeal: a Georgetown resident appealed the preliminary approval to Sussex County Council in January 2024 and withdrew the appeal on January 25, 2024, before it was heard. The approval stood.
Hunting and farm notices: the recorded documents must say that farming and hunting take place on nearby land.
Protected woods: at least 16.9 acres of existing forest stays, with signs every 300 feet saying not to disturb, mow or spray it.
Construction hours: site work and deliveries only from 7am to 6pm, Monday through Saturday, never on Sunday.
Backing to state forest is a real benefit. Call us at 302-549-5164 and we will walk you through both sides of it.

About the Fees

HOA: the county requires one. It will maintain the streets, buffers, stormwater ponds and other common areas, and it alone applies fertilizer anywhere in the community.
HOA fee: not released.
What to ask: what the fee covers, any capital contribution at settlement, and who pays for the trails and forest signs.
We will add the fee when it exists.
Grayrock Preserve and Ironhook Harbor
Two approved communities share Wilson Road, about a mile apart on opposite sides.
Grayrock Preserve: 94 lots on 47.48 acres, AR-1 cluster layout, about 1.98 lots per acre, lots of at least 7,500 square feet, with 53 percent of the site kept as open space. Walking trails and play equipment.
Ironhook Harbor: 165 lots on 100.54 acres, GR zoning, a standard layout, 1.65 lots per acre. Pool, bath house, playground and dog park, due before the 100th building permit.
The difference: GR zoning permits 10,000 square foot lots in a standard layout across the whole site. The AR-1 cluster at Grayrock allows lots as small as 7,500 square feet grouped closer together, so more of the land stays open.
Read our Ironhook Harbor page, or call 302-549-5164 and we will compare the two for you.
