About the Homes

No home builder has been named in the county record we read, so there are no plans or prices yet.
Home type: single-family homes only.
Lot layout: a cluster subdivision, which means smaller lots grouped together so more of the land stays open.
Builder: not named yet in the record.
When a builder releases plans and prices, we will put them on this page.

About the Amenities

The approved amenities are a pool and a bathhouse.
What the condition says: the amenities include a pool and a bathhouse, to be built and open to residents under Section 99-21.E of the county code, with size and location shown on the final site plan.
Not a clubhouse: the condition used to say clubhouse. See the Story tab.
Open space: about 48 percent of the land, with the forested perimeter buffer and the preserved trees.
Ask us where the pool sits on the final site plan once it is filed.

Pool and Bathhouse, Not a Clubhouse

On September 16, 2026 the Planning and Zoning Commission voted 5 to 0 to change one word in Condition I of this approval.
The change: the word clubhouse was replaced with bathhouse.
Why: the applicant's attorney showed that a bathhouse was the amenity actually offered before the June 3, 2026 approval. The county treated it as a correction of the record.
Why it matters: a bathhouse serves the pool. A clubhouse is a building with indoor space. If you have read clubhouse anywhere, the current approval says bathhouse.
We read the county minutes so you do not have to. Ask us for the source.

About the Taxes

Read this first: Active Adults Realty is not a tax, legal or financial advisor and nothing below is advice. Confirm every figure with your own tax professional and with Sussex County before you rely on it.
The state picture: Delaware has no state sales tax, no estate tax and no inheritance tax, and Social Security is not taxed.
The local picture: Stockley Acres was approved by Sussex County and sits outside any town limits, so the property tax bill is county and school tax with no town tax on top. Sussex County reassessed every property recently, so older tax figures may not reflect what you will pay.
New homes: a new home is assessed once it is finished, so the first tax bill may cover only the land.
Call 302-549-5164 and we will pull the recorded figures once homes are on the tax rolls.
