Turnberry

Every home in Turnberry will be new construction, and the approved plan is single-family detached homes only.
Builder: the builder has not posted Turnberry on its public site as of October 2026. We will name it here once sales open.
Floor plans: the plans shown on this page list three to five bedrooms, two and a half to five and a half baths, about 2,172 square feet and up, and a two-car garage. Treat them as early figures until the builder publishes final plans and prices.
Prices: no prices have been published yet. Ask us and we will tell you the moment they are.
Lots: about 196 homesites, with open space wrapped around much of the plan.
We will pull the current plan list and lot map for you as soon as the builder releases them.

The amenities in the approved plan are simple and outdoors.
Pool: an outdoor pool with a pool house.
Trails: walking trails through the community, with a connection planned to the DelDOT shared-use path along Hollyville Road.
Open space: large areas of preserved open space, including the wetlands and the perimeter buffer.
Streets: sidewalks along one side of the streets, street lighting and a central mail facility.
There is no golf course and no clubhouse in the approved plan.

Turnberry is approved but not yet built, and that changes what a buyer can know today.
What is settled: the lot count, the open space, the pool and pool house, the trails, and public water and sewer from Artesian.
What is not settled yet: prices, the final floor plan list, the HOA budget and the order in which sections are built.
The road: the plan calls for entrance improvements on Hollyville Road, including turn lanes, coordinated with DelDOT.
Buying early: an early contract on a new community usually means choosing a lot from a plan rather than a finished street. Read the purchase agreement and the HOA documents closely before you sign.
We will go through the builder's contract and the draft HOA documents with you before you commit.

Turnberry has a Harbeson mailing address and sits in unincorporated Sussex County, outside any town limits.
Beaches: Lewes Beach is about 13 miles away, and Rehoboth Beach about 15 miles.
Health care: Beebe's Specialty Surgical Hospital off Route 24 is about 9 miles away, and Beebe's main hospital in Lewes about 13 miles.
Everyday errands: the shopping along Route 1 between Lewes and Rehoboth Beach is about 12 miles east, and Georgetown is about 8 miles west.
Schools: Cape Henlopen School District, per the county planning record. Confirm school assignments with the district for any specific address.

Turnberry will have a homeowners association that owns and maintains the pool, the trails and the open space.
What the fees will cover: at a minimum the pool and pool house, the trails, the open space, the stormwater ponds and the common areas.
Current figures: no HOA fee has been published yet for Turnberry.
At settlement: new communities in Sussex County usually charge a one-time capital contribution at settlement. The amount will be in the HOA documents.
Fees change. We will get the current figures for any home you are considering.

The practical details of owning here, from the approved plan.
Utilities: public water from Artesian Water Company and public sewer from Artesian Wastewater Management.
Stormwater: managed under DNREC rules, with ponds in the approved plan.
Garage: the plans shown on this page list a two-car garage.
Rules: the HOA documents will set the rules on fences, sheds, rentals and pets. Read them before you sign.
Ask us for the HOA documents as soon as the builder releases them.

The local picture: Turnberry is in unincorporated Sussex County, so the property tax bill is county and school tax with no town tax on top. Sussex County reassessed every property recently, and a new home is assessed once it is built, so a tax figure on a lot listing will not reflect the finished home.
