With only 30 homes, listings here are few at any one time. Call us at 302-549-5164 and we will tell you what is available.

About the Homes

The homes were built by Gemcraft Homes from 2024 into 2025. The builder's last new home was still listed in 2026, and the first resales have started to come up.

Size: about 3,213 to 3,789 heated square feet, not counting the garage and porches.
Bedrooms: four bedrooms and three and a half baths as standard, including two primary suites, and up to six bedrooms and five and a half baths with the loft.
Features: a three-car garage, screened porches on several levels, and an elevator or an elevator shaft in many of the homes. Ask us which a specific home has.

About the Amenities

The amenities sit along the canal side of the community.
Pool: an outdoor in-ground pool with a pool house.
Bocce: a bocce court overlooking the canal.
Dock: a community dock on the canal, with a launch for kayaks and paddleboards.
Boat slips: 13 slips at the community marina. A public boat ramp is next door for trailered boats.

Why the Boat Slips Matter Here

There are 13 boat slips for 30 homes, so not every home comes with one.
Sold separately: in 2025 listings, a slip was offered with a home for about $50,000 on top of the home price.
What to check: whether a slip conveys with the home you are looking at, and what the association charges for slip upkeep.
The canal: the Lewes-Rehoboth Canal connects north to Lewes and the Delaware Bay and south to Rehoboth Bay. Ask about depth and bridge clearance for your boat.
If a slip matters to you, tell us up front. We will find out which homes have one before you tour.

About the Taxes

Read this first: Active Adults Realty is not a tax, legal or financial advisor and nothing below is advice. Confirm every figure with your own tax professional and with Sussex County before you rely on it.
The state picture: Delaware has no state sales tax, no estate tax and no inheritance tax, and Social Security is not taxed.
The local picture: the property tax bill is Sussex County and school tax. Whether a city tax applies depends on whether the home is inside the Rehoboth Beach city limits, so confirm that for the specific address. Sussex County reassessed every property recently, so older tax figures on a listing may not reflect what you will pay.
Call 302-549-5164 and we will pull the recorded figures for the specific home you are considering.
