Learn More AboutRehoboth Beach Yacht & Country Club
A Golf and Waterfront Neighborhood on Rehoboth Bay
Rehoboth Beach Yacht & Country Club grew up around the Rehoboth Beach Country Club, which moved to this bayfront site in the 1960s.
What is here: single-family homes, from older ranch and two-story homes to large new custom builds, along the golf course, the ponds and the lagoons.
The water: lagoons off Bald Eagle Creek lead to Rehoboth Bay, and many waterfront lots have a private dock or boat lift.
The club: the Rehoboth Beach Country Club sits inside the neighborhood on about 150 acres with roughly 1,000 feet of bay frontage. It is a private club, and owning a home does not make you a member.
Where it sits: west of Dewey Beach, a few miles from downtown Rehoboth Beach, with Route 1 close by.
Homes here come up one at a time and vary a great deal. Call us at 302-549-5164 and we will walk you through what is available.
About the Homes
Every home here is a resale, or a new custom home built on a lot bought from a private owner.
Home types: detached single-family homes. We have not seen condominiums or townhomes listed under this neighborhood.
Age: homes were built from the late 1960s through today, so condition and layout vary widely from street to street.
Size: recent listings run from about 3,100 to 3,900 square feet, with four or five bedrooms. Older homes on the inner streets can be smaller.
New building: the few vacant lots left are sold by private owners, often with no builder tie-in. McGregor Custom Homes and Turnstone Custom Homes have both built here recently.
Recent prices: 2026 sales and listings we found run from about $1.4 million to just over $2 million for homes, and about $575,000 for a lot. Waterfront and bay-view homes have listed well above that.
Whether a home is on navigable water, on a pond or on the golf course makes a large difference in price. We will tell you which it is before you tour.
About the Amenities
The main amenities belong to the Rehoboth Beach Country Club, not to the homeowners association.
Golf: an 18-hole course with water views of the bay and the lagoons, plus a driving range, putting green and golf shop.
Pool and fitness: a heated outdoor pool overlooking Rehoboth Bay and a year-round fitness center.
Courts: a seasonal racquets complex with five Har-Tru tennis courts and four pickleball courts.
Clubhouse: dining and a ballroom for events.
Private docks: many waterfront homes have their own dock or lift. These belong to the lot, not to the club.
All of the club amenities above are for club members and their guests only.
Why the Club and the Neighborhood Are Separate
The name puts the neighborhood and the club together, but they are two different things, and a buyer needs to understand that before making an offer.
The club: the Rehoboth Beach Country Club is a private club. Membership is by application, it is optional, and it is not limited to people who own here.
The cost: club dues and any initiation fee are set by the club and are separate from anything you pay the homeowners association. A listing price never includes membership.
The associations: the neighborhood is made up of sections, and some sections have their own homeowners association, such as the Blackpool HOA. Those annual dues are small next to most coastal communities.
What that means: you can own here and never join the club, or join the club without owning here.
If the club matters to you, we will help you get the current membership terms from the club before you commit to a home.
About the Area
Rehoboth Beach Yacht & Country Club has a Rehoboth Beach mailing address and sits on Rehoboth Bay, west of Dewey Beach.
Beaches: the Dewey Beach oceanfront is about two miles away and the Rehoboth Beach boardwalk about three miles.
Health care: Beebe's main hospital on Savannah Road in Lewes is about eight miles north, and Beebe's Specialty Surgical Hospital is off Route 24.
Everyday errands: Safeway and ALDI on Route 1 and The Fresh Market on Veterans Way are a short drive.
Schools: Cape Henlopen School District. Confirm school assignments with the district for any specific address.
About the HOA
There is no single large association with a big monthly fee here. Dues are set section by section and billed once a year.
Recent figures: 2026 listings show HOA dues of about $250 to $350 a year, and a 2024 listing showed $175 a year, depending on the section.
What dues cover: this varies by section. Ask us for the documents of the section a home is in.
What dues do not cover: club membership, golf, the pool and the courts. Those are paid to the club only if you join.
At settlement: any transfer or capital fee for the section is shown on the resale paperwork.
Fees change. We will get the current figures for any home you are considering.
What You Get
The practical details of owning here.
Water: this varies by street. Recent listings show public water on some homes and a private well on others. Check the listing for the home you want.
Sewer: public sewer on the listings we checked.
Heat: heat pumps, often with propane for backup heat, cooking or a fireplace.
Waterfront: some lots are on navigable lagoons with docks, and others are on ponds that do not reach the bay. Confirm which before you write an offer.
Ask us for the water, sewer and dock details of a specific home before you tour.
About the Taxes
Read this first: Active Adults Realty is not a tax, legal or financial advisor and nothing below is advice. Confirm every figure with your own tax professional and with Sussex County before you rely on it.
The state picture: Delaware has no state sales tax, no estate tax and no inheritance tax, and Social Security is not taxed.
The local picture: the neighborhood has a Rehoboth Beach mailing address but sits outside the City of Rehoboth Beach limits, so the property tax bill is county and school tax. Sussex County reassessed every property recently, so older tax figures on a listing may not reflect what you will pay.
Call 302-549-5164 and we will pull the recorded figures for the specific home you are considering.
