Osprey Point

Osprey Point was built by NV Homes, and homes here are now mostly resales, with the last new homes sold in 2024 and 2025.
Home types: detached single-family homes, many with a first-floor owner's suite and some with a second floor.
Floor plans: NV Homes built the Edgewood, Ferndale, Monterey and Stratford Hall plans here, and other plans were offered later. The plans are shown further down this page.
Size: 2024 and 2025 listings ran from about 2,500 to 3,000 finished square feet, with three to six bedrooms. A few homes with finished lower levels and added options are larger.
Age: homes were built from about 2021 on, so most are only a few years old.
Recent prices: 2024 and 2025 listings ran from about $790,000 to about $1.35 million.

The amenities are centered on the clubhouse, with the creek and wetlands along one side of the community.
Clubhouse: a clubhouse with a fitness center, sauna and a game room with billiards.
Pool: an outdoor pool with a covered outdoor bar and grilling stations.
Courts: pickleball and basketball courts.
Outdoors: a dog park, a fire pit, sidewalks and fountained ponds.
On the water: a private marina for owners, kayak storage and a floating dock for kayaks and paddleboards on Arnell Creek have been planned. See the next tab for where that stands.

Osprey Point is a newer community, and part of its waterfront plan has been working its way through approvals. A buyer should know which parts exist today.
Built and in use: the homes, the clubhouse, the pool, the courts and the dog park.
The marina: the developer's amended plan adds a private marina for owners on Arnell Creek, with a harbormaster office, kayak storage and a floating dock. In February 2025 the Sussex County Planning and Zoning Commission sent it back for another public hearing, and the marina also needs a state wetlands permit from DNREC.
The restaurant: a restaurant at the marina was proposed in 2022 and dropped in 2023.
Wetland buffers: the plan keeps 50 feet of buffer along the tidal wetlands and 25 feet along the nontidal wetlands.

Osprey Point has a Rehoboth Beach mailing address and sits off Old Landing Road, outside the City of Rehoboth Beach limits.
Beaches: downtown Rehoboth Beach and the boardwalk are about four miles away.
Health care: Beebe's Specialty Surgical Hospital is a few minutes away on Route 24, and Beebe's main hospital with its emergency department is in Lewes, about eight miles away.
Everyday errands: the grocery stores and the outlets along Route 1 are a short drive.
Schools: Cape Henlopen School District. Confirm school assignments with the district for any specific address.

Osprey Point has a single homeowners association that runs the clubhouse, the pool and the common areas.
What the fees cover: the clubhouse, the pool, the fitness center, the courts, the common grounds, trash collection and snow removal, according to recent listings.
Recent figures: 2024 and 2025 listings show fees of about $234 to $248 a month.
The marina: if the marina is built, ask whether slips carry their own fees separate from the HOA dues.
At settlement: a one-time capital contribution to the association, shown on the resale certificate.

Utilities: public sewer and a community water system, with natural gas for heat, hot water and cooking in the homes we have seen listed.
Garages: two-car garages on the homes we have seen listed.
Maintenance: the association handles the common areas. Lawn care for your own lot depends on the HOA rules, so confirm it for the specific home.
Rules: the HOA documents set rules on fences, sheds, rentals and pets. Read them before you write an offer.

The local picture: Osprey Point is outside the City of Rehoboth Beach limits, in unincorporated Sussex County, so the property tax bill is county and school tax with no city tax on top. Sussex County reassessed every property recently, and many homes here are new, so older tax figures on a listing may not reflect what you will pay.
