Every home in Ocean Meadows was built by Ryan Homes, which has finished selling here. Every home on the market now is a resale.
Home type: detached single-family homes with two-car garages, including first-floor living plans with the primary bedroom on the main level.
Size: 2025 and 2026 listings run from about 1,700 square feet to more than 4,000 square feet when a finished basement is counted, with three to five bedrooms.
Basements: many homes have full basements, some finished and some with walk-up stairs to the yard. Not every home has one, so check the listing.
Age: homes were built from about 2020 into the mid 2020s, so most are still close to new.
Recent prices: 2025 and 2026 sales and listings have run from about $575,000 to about $785,000.
The old page listed prices from the mid $300,000s. That was the builder's opening price and no longer reflects the market.

The amenities are built and in use. The county approval required them to be finished early in the build.
Clubhouse: a clubhouse with a kitchen and a billiards room.
Fitness: a fitness room in the clubhouse.
Pool: an outdoor pool with a pool deck.
Outdoors: a walking path, sidewalks on every street and open space with a wooded tract.

The builder is done at Ocean Meadows, and that changes how you buy here.
Resale only: there are no new homes left to order. You buy from an owner, and the home's options and upgrades are already chosen.
What you see is built: the clubhouse, pool and streets are in place, so you are not buying on a promise of amenities still to come.
Builder warranty: on the newest homes, some of the builder's warranty may still be in effect. Ask the seller for the warranty papers.

Ocean Meadows has a Lewes mailing address but sits outside the City of Lewes limits, in unincorporated Sussex County.
Downtown Lewes: about five miles away.
Beaches: Lewes Beach and Cape Henlopen State Park are about 20 minutes away, and Rehoboth Beach is about the same.
Health care: Beebe's main hospital on Savannah Road in Lewes is about 15 minutes away, and Beebe's Specialty Surgical Hospital is off Route 24.
Everyday errands: the Five Points stores on Route 1, including Giant, are about 10 minutes away.
Schools: Cape Henlopen School District. Confirm school assignments with the district for any specific address.

Ocean Meadows has one homeowners association for the whole community.
What the fees cover: the common areas, the clubhouse and pool, lawn care, snow removal, trash pickup and reserve funds.
Recent figures: a July 2026 listing shows $729 a quarter.
At settlement: check the resale certificate for any one-time capital contribution or transfer fee.

The practical details of owning here.
Utilities: central water and public sewer, with natural gas heat and gas hot water in the homes we have seen listed.
Maintenance: the association handles lawn care and snow removal. The outside of the home is the owner's.
Lots: lots average a little under 9,500 square feet, and some back to woods.
Rules: fences, sheds and exterior changes go through the association. Confirm the rules for any change you plan.
