Showfield was set up without a single builder. Homes were built by approved custom and semi-custom builders, and each design went through the architectural review committee.
Home types: single-family homes only, each at least 2,500 square feet.
Builders: Schell Brothers built a share of the homes, including its Henlopen and Shearwater plans and its Echelon custom series, and its homesites here are sold out. Other homes were built by approved custom builders.
Options the rules allow: basements, in-ground pools and fences, each subject to the architectural review committee.

Because the homes were built by different builders, size and finish vary from street to street. We will pull the builder and the details for any home you are considering.

The amenities center on the clubhouse, with the trails and ponds around it.
Clubhouse: a great room with a bar, and a fitness center.
Pool: an outdoor pool beside the clubhouse.
Walking: wooded walking trails and five ponds, including Whites Pond on the edge of the community.
Biking: direct access to the Junction and Breakwater Trail, a paved trail that runs into Lewes one way and toward Rehoboth Beach the other.

Most newer communities on Gills Neck Road were built by one builder from a set list of plans. Showfield was not, and that changes what you are comparing when you shop.
No two streets alike: homes differ in builder, plan, size and finish, so a price per square foot from one sale says less about the next one.
The review committee: any change to the outside of a home, a pool, a fence or an addition goes through the architectural review committee first.
Empty lots: if any homesite is still unbuilt, the buyer brings an approved builder and a design through the committee. Ask us what is left.
Utilities: natural gas was run to every homesite, which is not true of every community nearby.
We will get the architectural guidelines and the resale certificate before you commit, so you know the rules for the home or lot you want.

Showfield has a Lewes mailing address and sits on Gills Neck Road, on the Cape Henlopen side of Route 1.
Health care: Beebe Healthcare's main hospital on Savannah Road in Lewes is a short drive.
Beaches: Lewes Beach on Delaware Bay and the beaches of Cape Henlopen State Park are a short drive, or reachable by bike on the trail.
Everyday errands: the supermarkets and stores along Route 1 near Five Points are a few minutes away.
Schools: Cape Henlopen School District. Confirm school assignments with the district for any specific address.

Showfield has a homeowners association and an architectural review committee.
What the fees cover: the clubhouse, pool and fitness center, the trails, the ponds and the common grounds.
The review committee: it approves the design of new homes and any later change to the outside of a home or lot.
At settlement: most Sussex County associations charge a one-time capital contribution at settlement. The resale certificate shows it.

Utilities: natural gas is at every homesite. Who provides water, sewer and electric depends on the home. Confirm it on the listing.
Lot size: about .44 acre on average, with room for a pool, where the committee approves one.
Basements: allowed here, which is uncommon near the coast. Check any listing to see whether the home has one.
Pets: pet rules are in the governing documents. Confirm them for the specific home.
